Duties may include, but are not limited to: supervising the installation, repair, and maintenance of mechanical equipment and systems; planning, assigning, and reviewing the work of subordinates to ensure conformance with established regulations, policies, and procedures. Supervision Received: Works under very general supervision. May work independently or with other skilled or semi-skilled workers with responsibility for completion of assigned tasks. Essential Duties and Responsibilities: These are typical responsibilities for this position and should not be construed as exclusive or all inclusive. Prioritizes, assigns, and schedules preventive and corrective maintenance work orders to ensure that work is completed safely and efficiently; may include weekly meetings to discuss safety issues, prioritize projects, and guide assigned personnel. Estimates cost of materials needed to accomplish tasks. Manages resources, supplies, and equipment; reads blueprints and diagrams in order to plan material and labor needed to accomplish tasks; fabricates parts from general specifications of part assemblies; requisitions and/or purchases supplies, materials, and tools. Inspects buildings and troubleshoots equipment and machines to determine maintenance needs by using visual observation, gauges, meters, and other test devices. Manages staff; recommends personnel actions related to selection, training, performance, disciplinary procedures, work assignments, and schedules, leave of absence, and grievances. Maintains records, prepares reports, and composes correspondence, as needed. Operates or oversees operation of various equipment depending on area of assignment; tools, machinery, and equipment may include: pipe threading machine, portable welder, snow broom/plow, de-icing equipment, tractor, mowers, dump truck, bucket truck, lift truck, and other equipment. Selects from standardized written instructions, procedures, and methods to accomplish assigned tasks. May make purchasing or resource allocation decisions within organization guidelines. Has formal supervisory authority over work group (typically at least 4-5 employees) to include discipline, performance management, scheduling, training, etc. May perform other duties as assigned. Knowledge of the occupational hazards and safety precautions of mechanical and electrical maintenance. Knowledge of the principles of mechanical equipment design and fabrication. Knowledge of principles and practices of supervisory methods, including selection, termination, training, conducting employee performance evaluations, administering collective bargaining contracts and other functions of a supervisor. Knowledge of state and national electrical codes and related laws and regulations. Skill in the use of personal computers and in the operation of standard office software. Ability to instruct and supervise employees and facility residents. Ability to plan and design projects, and work from sketches, blueprints, and manuals. Ability to monitor and evaluate programs and organizational performance in order to assess efficiency and effectiveness. Minimum Qualifications: Education and Experience - High school diploma or equivalent. Five (5) years of experience in maintenance, construction or related area of which one (1) year of experience is in a supervisory position. Licensures and Certifications - Depending on area of assignment licensures and certifications may include: State of Georgia Driver's License (CDL), Electrical Contractors License, Aircraft Movement Area (AMA) License, Water Distribution License, Confined Spaces License, Herbicide and Insecticide Certification, Journeyman Certification, etc. Preferred Requirements - Completion of Technical or Vocational course of study in the appropriate area and five (5) years of experience in maintenance, construction, or related experience of which two (2) years of experience is in a supervisory position. Work Environment: Required physical, lifting, and sensory capabilities are requirements to perform the job successfully. Typical environmental conditions associated with the job. Lifting Requirements: Sedentary work : Exerting up to 10 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. Light work : Exerting up to 20 pounds of force occasionally, and/or up to 10 pounds of force to move objects. Medium work : Exerting up to 50 pounds of force occasionally, and/or up to 30 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects. Heavy work : Exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.
