<strong>D</strong><strong>irector of Purchasing. </strong></p>\n<p> Candidate will work full-time at HQ, in Piscataway, NJ.  </p>\n<p> </p>\n<p><strong>Job Summary:  </strong></p>\n<p>The Director of Purchasing oversees the procurement of materials, equipment, and services for Edgewood Properties real estate development projects, ensuring cost efficiency, quality, and timely delivery. </p>\n<p>This role develops and implements purchasing strategies to support project budgets and timelines while fostering strong vendor relationships. </p>\n<p>The Director collaborates with project managers, developers, and finance team to align procurement with the company’s development goals and standards.</p>\n<h2>Responsibilities</h2>\n<p><strong>Key Responsibilities:  </strong></p>\n<p>Procurement Strategy & Planning: </p>\n<ul>\n <li>Develop and execute purchasing strategies to optimize costs and ensure high-quality materials for real estate projects.</li>\n <li>Forecast material and service needs based on project pipelines and development schedules.</li>\n <li>Establish standardized purchasing processes to streamline operations across multiple projects.</li>\n</ul>\n<p> </p>\n<p><strong>Vendor & Supplier Management:  </strong></p>\n<ul>\n <li>Identify, evaluate, and negotiate contracts with suppliers, subcontractors, and vendors.</li>\n <li>Build and maintain strong relationships with key suppliers to ensure reliable delivery and competitive pricing.</li>\n <li>Monitor vendor performance, ensuring compliance with contracts, quality standards, and timelines.</li>\n</ul>\n<p> </p>\n<p><strong>Budget & Cost Control:  </strong></p>\n<ul>\n <li>Collaborate with finance and project teams to develop and manage purchasing budgets for each project.</li>\n <li>Analyze market trends and pricing to secure cost-effective materials and services.</li>\n <li>Track and report on purchasing expenditures, identifying opportunities to reduce costs without compromising quality.</li>\n</ul>\n<p> </p>\n<p><strong>Material & Equipment Procurement:  </strong></p>\n<ul>\n <li>Source construction materials, fixtures, and equipment tailored to building codes).</li>\n <li>Coordinate logistics to ensure timely delivery of materials to project sites.</li>\n</ul>\n<p> </p>\n<p><strong>Contract Negotiation & Compliance:  </strong></p>\n<ul>\n <li>Negotiate favorable terms, including pricing, payment schedules, and delivery timelines.</li>\n <li>Ensure all purchasing agreements comply with legal, regulatory, and company standards.</li>\n
