The team is a trusted advisor in the industry, providing valuable data and insights to help clients ensure their facilities are mission‑ready.</span></p>\n<p><span><strong>Position Summary</strong></span></p>\n<p><span>The Facilities Assessment Consultant performs condition assessments of building systems and supporting site infrastructure, with a primary focus on <strong>mechanical systems</strong>. This role involves traveling with a team of professional assessors to inspect a wide variety of facility types, ranging from schools and hospitals to airports, laboratories to, and historic government buildings.</span></p>\n<p><span><strong>Key Responsibilities</strong></span></p>\n<ul>\n <li><span>Review client documentation prior to and during inspections (drawings, reports, maintenance records, etc.).</span></li>\n <li><span>Perform visual inspections of building systems including HVAC, plumbing, fire protection, controls, and distribution systems.</span></li>\n <li><span>Evaluate system conditions using professional judgment, including conformance with client standards and applicable codes related to accessibility, life safety, energy, and sustainability where required.</span></li>\n <li><span>Collaborate with client facilities staff to understand operations, capital investments, and functional needs.</span></li>\n <li><span>Use tablets and mobile data‑collection software to document findings and support condition assessments with photographic evidence.</span></li>\n <li><span>Develop replacement and corrective cost estimates using Gordian cost libraries and vendor research when necessary.</span></li>\n <li><span>Document findings in Gordian’s asset management and capital planning software.</span></li>\n <li><span>Perform individual quality assurance to ensure findings are accurate, complete, and aligned with project scope.</span></li>\n <li><span>Support client inquiries by providing clarification and guidance related to assessment findings.</span></li>\n</ul>\n<p>&nbsp;</p>\n<p><span><strong>Essential Job Functions</strong></span></p>\n<ul>\n <li><span>Ability to walk and inspect large facilities and campuses up to 8 hours a day.</span></li>\n <li><span>Ability to climb ladders and stairs to access and assess building systems (including rooftop systems).</span></li>\n <li><span>Willingness and ability to travel <strong>approximately 40-50%</strong>, primarily within the U.S., with occasional international travel.</span></li>\n</ul>\n<p>&nbsp;</p>\n<p>&nbsp;</p>\n<p><span><strong>Qualifications</strong></span></p>\n<ul>\n <li><span>Associate’s or Bachelor’s degree in <strong>Mechanical Engineering, Facility Management, Construction Management</strong>, or equivalent combination of education and experience.</span></li>\n <li><span>Minimum <strong>2 years of experience</strong> in one or more of the following:&nbsp;</span>\n  <ul>\n   <li><span>Facility condition assessments or inspections</span></li>\n   <li><span>Facility operations</span></li>\n   <li><span>Building design or construction</span></li>\n   <li><span>Property or facilities management</span></li>\n  </ul></li>\n <li><span>Knowledge of relevant building codes and standards for existing facilities.</span></li>\n <li><span>Experience performing quantity surveys and developing replacement cost estimates using RSMeans or similar data sets.</span></li>\n <li><span>Experience evaluating facility conditions and performing lifecycle analysis with corrective cost recommendations.</span></li>\n <li><span>Proficiency with computers, mobile devices, and Microsoft Office applications (Teams, Word, Excel).</span></li>\n <li><span>Strong written and verbal communication skills.</span></li>\n <li><span>Strong organizational skills, attention to detail, and ability to prioritize critical tasks.</span></li>\n</ul>\n<p><span><strong>Preferred Qualifications</strong></span></p>\n<ul>\n <li><span>Professional registrations or technical certifications.</span></li>\n <li><span>Multi‑discipline knowledge including architectural, structural, mechanical (HVAC and plumbing), electrical, and/or site utilities.</span></li>\n <li><span>Government clearance (where applicable).</span></li>\n</ul>\n<p><span><strong>Compensation &amp; Benefits</strong></span></p>\n<ul>\n <li><span>Eligible for performance-based <strong>bonus</strong> as part of total compensation.</span></li>\n <li><span>Comprehensive benefits package including medical, dental, vision, life insurance, long‑term disability, HSA, and 401(k) retirement plan.</span></li>\n</ul>\n<p><span><strong>Equal Opportunity Employer</strong></span></p>\n<p><span>Gordian and Fortive are equal opportunity employers.
