Land Manager

ABOUT THE ROLE The Land Manager is responsible for executing Clēnera's land acquisition strategy by leading land identifications and negotiations for utility-scale solar and storage projects. WHAT YOU'LL DO Identify, conduct outreach (including cold calls & letter campaigns) and establish relationships with list of targeted landowners/developers to secure viable land for project sites and easements. Negotiate, draft, and review agreements containing favorable business terms for a wide variety of transaction documentation including purchase options, lease options, lease agreements, transmission lines, access roads, and right of way easements. Work independently to build trust with prospective landowners. Perform high level analysis and review of title, zoning, floodplain, easements, leases, permitting fees, entitlement process, and other site-specific considerations. Advise on any fatal flaws or issues that may prohibit acquisition or development. Assist in providing advice and guidance to Land Specialists to guide them through the acquisition process. Document all pertinent communications with landowners in database system and organize all information using prescribed methods. Collaborate with individual department, as well as cross-functionally with other departments within the organization. Maintain organizational excellence in terms of project timelines and deliverables. Coordinate with legal counsel and contracts department to complete lease, purchase and easement documents. MINIMUM REQUIREMENTS Education: Bachelor’s degree in business, real estate, land management, finance, or related field. Experience: Minimum of 5 years of experience in land acquisition or development. Minimum of 3 years of experience managing customer relationships. Technology: Advanced Proficiency with Microsoft Office Suite and Acrobat Adobe; familiar with ArcGIS, Landgate, Spotfire, and an ability to learn company-specific software programs. Skills/Attributes: Proven track record of negotiating and closing complex, high-value land contracts with multiple landowners. Working knowledge of Tax Maps, Topo Maps and Property Deeds. Ability to gather concise data and understand project requirements to effectively complete a task. Skilled in solving team disagreements, promoting cooperation and keeping internal and external work relationships collaborative. Managing multiple high priority relationships strategically. Highly skilled in explaining complex details clearly, ensuring everyone on the team understands. Self-motivated with ability to work aggressively in a competitive environment. Ability to work effectively in a fast-paced, growing company environment.
