The company sustainably manages and provides timberland consulting and real estate services for privately owned timberland throughout the United States, Panama and Costa Rica, AFM’s team of professionals is focused on meeting client needs by providing a complete range of forestry services. Our small regionally dispersed offices allow us to provide individualized services, and our large overall size allows us to coordinate teams of foresters and technical specialists for large, complex jobs. AFM’s team of professionals is focused on meeting client needs by providing a complete range of forestry services including land and wildlife management, land sale and acquisition services, forest inventory and design, growth and yield modeling, cash flow projections, environmental and farmland services, appraisal, forest resource data management and harvest scheduling. Location: Milford, Maine office Working remotely is expected Working location: Eastern and Northern Maine License: Real Estate License in Maine Principal Duties and Responsibilities Prospect for new listings regularly with an emphasis on non-industrial private forest land owners (NIPF) Provide guidance and assist sellers/buyers in marketing/purchasing recreational, timberland and agricultural property. Determine clients' needs and financial abilities to propose suitable solutions. Maintain membership in the Maine MLS. Act as an intermediary in negotiation processes. Consult on market conditions, pricing, lending practices, land use regulations, and value-added opportunities. Perform comparative market analyses/broker price opinions. Display and market acreage properties to potential buyers. Prepare necessary paperwork (listing agreements, sale agreements, and relevant addendums and supplements, etc.). Maintain real estate files in compliance with State regulations and company policies. Update listings of available properties according to internal guidelines. Collaborate with appraisers, escrow companies, lenders, and other stakeholders. Develop networks with brokers, attorneys, mortgage lenders, title and escrow officers, contractors, and other industry professionals. Demonstrate continued high-level sales success through effective marketing. Required Qualifications Valid real estate Broker’s, Associate Brokers, or Sales Agent license. Excellent interpersonal, sales, negotiation, and communication skills. Familiarity with Microsoft Office applications and county land record system searches. Capability to work full-time as an independent contractor. (Requires a 1099) Financial readiness to operate in a commission-only structure. Soft Skills: Communication, Interpersonal, Negotiation, Problem-Solving, Time Management, Patience, Attention to Detail, Integrity and Ethics. Preferred Qualifications Proven experience in land-focused real estate or a related field. 3+ years of sales experience and/or professional related field experience. Knowledgeable in rural real estate aspects such as timber, forestry, agriculture, recreation, wildlife habitat, hunting, minerals, soils, conservation, and other land use attributes.
