Discover endless opportunities to grow and make your mark at Hines.</p>\n<h2>Responsibilities</h2>\n<p>As an Engineering Manager - Union with Hines, you will plan, coordinate, and manage all mechanical operations, maintenance, energy management programs, and employee development programs to Hines quality standards and property operating objectives. Provide direct supervision of the engineering staff. Responsibilities include, but are not limited to:</p>\n<p> </p>\n<ul>\n <li><p>Direct and oversee all building maintenance and operations.</p></li>\n <li><p>Recommend appropriate staffing levels and hire, supervise and coordinate activities of engineering staff while assuring compliance to Hines standards.</p></li>\n <li><p>Direct and maintain an effective operation and general maintenance program with accurate, up-to-date records including, but not limited to HVAC, MEP, electrical and plumbing.</p></li>\n <li><p>Train engineering staff, including but not limited to building systems, equipment function and purpose, operation and maintenance procedures and Hines Efficient Practices.</p></li>\n <li><p>Maintain current and historical preventive maintenance and repair records on all mechanical equipment.</p></li>\n <li><p>Ensure property compliance with all City, State and Federal safety and environmental laws, codes, standards, and regulations.</p></li>\n <li><p>Establish and implement prompt and courteous response to tenant requests within the guidelines set for by Hines.</p></li>\n <li><p>Maintain ethical, professional, and courteous relations with contractors and tenants.</p></li>\n <li><p>Establish and maintain a cooperative working relationship with the entire operation staff and perform as a team member.</p></li>\n <li><p>Follow and maintain all current emergency procedures set forth by Hines and the assigned property, including but not limited to:</p></li>\n <li><p>Direct and assist with evacuations, bomb searches and life safety alarms as needed.</p></li>\n <li><p>Assist emergency authorities and response teams in capacity of fire/life safety director.</p></li>\n <li><p>Control engineering activities and building mechanical systems.</p></li>\n <li><p>Monitor and approve engineering personnel time sheets.</p></li>\n <li><p>Adhere to all Hines and property policies and procedures and perform all duties in a safe manner and help ensure compliance with city, state and federal safety and environmental laws, codes, standards, and regulations.</p></li>\n</ul>\n<h2>Qualifications</h2>\n<p>Minimum Requirements include:</p>\n<p> </p>\n<ul>\n <li>High school diploma or equivalent from an accredited institution.</li>\n <li><p>Five or more years of experience as a Building Engineer or equivalent facilities technical trade.</p></li>\n <li><p>Two or more years supervisory experience required.</p></li>\n <li>Meet requirements of staff engineer positions.</li>\n <li>Budget preparation and administration experience required.</li>\n <li>Successful completion of the Introductory Core, Technical Core, Advance Core and Management Core Modules of the Hines Engineering Training Program.</li>\n <li>Demonstrates knowledge of all the Hines Engineering Efficient Practices and expert proficiency in multiple Efficient Practices including those under the employee’s responsibility; ability to provide training in those areas.</li>\n <li>Knowledge of property management procedures and concerns.</li>\n <li>Ability to efficiently handle and coordinate multiple tasks and project assignments.</li>\n <li>Strategic supervisory and decision-making skills.</li>\n <li>Compensation: $93.35 USD hourly (union contract)</li>\n</ul>\n<h2>Closing</h2>\n<p>At Hines, we strive for excellence as a leading global real estate investment manager, driven by our by our belief that real estate is fundamentally about people.
