    "ExternalDescriptionStr": "<div><div><div><div><div><p><strong><u>Job Overview</u></strong></p></div><p>The Building Maintenance Technician is responsible for the integral ongoing maintenance and repair of our retail buildings. They are heavily involved in supporting the safe, smooth, and successful day-to-day operations of the store.</p><p>Duties can vary from day to day and are assigned via a Help Desk platform or at the request of management. The Building Maintenance Technician needs to have a good knowledge of skills including HVAC, plumbing, drywall installation, electrical, painting, and general building repair.&nbsp;</p><p>AFW is looking for someone who is adept at using a variety of hand and electrical tools. Has experience in construction, building maintenance, and preferably a degree or certification from a technical school will be beneficial in this role.</p></div><p><strong><u>Job Responsibilities &amp; Duties</u></strong></p><p><i>&nbsp;Typically include, but not limited to:</i></p><ul><li>Knowledge of and ability to properly use required personal protective equipment (PPE).</li><li>Knowledge of blood-borne pathogen (BBP) safety and ability to safely clean biohazardous materials when required.</li><li>Perform preventive maintenance and routine building inspections.</li><li>Troubleshoot, diagnose, repair, modify, lubricate, and test building systems, equipment, and fixtures, including mechanical and electrical systems; experience with pneumatic or hydraulic systems is a plus.</li><li>Schedule and perform preventative, corrective, and general maintenance repairs in a safe and timely manner.</li><li>Assist with building rehabilitation and turnover projects within established timelines, including drywall, HVAC, plumbing, and electrical work.</li><li>Ensure the property is maintained in acceptable condition, including interiors, exteriors, and landscaping.</li><li>Assist management with daily operations, including communication with staff, residents/customers, and vendors.</li><li>Assist with planning, coordinating, and completing maintenance-related projects.</li><li>Resolve maintenance issues and respond to questions related to work methods and processes.</li><li>Inspect, maintain, and inventory tools, equipment, and maintenance areas in compliance with corporate policies and OSHA standards; order parts and materials as needed.</li><li>Maintain a clean, organized, and safe maintenance/shop area.</li><li>Work independently and collaboratively with other team members to complete repairs efficiently and safely.</li><li>Complete required work orders and documentation, including parts and materials used, in a timely and accurate manner.</li><li>Understand and follow all safety policies, including safe lifting practices and safe tool operation; use PPE as required.</li><li>Respond to emergency maintenance calls and after-hours service requests as needed.</li><li>Apply applicable technical standards and professional judgment when making maintenance decisions.</li><li>Perform all other duties as assigned by management.</li></ul><p>&nbsp;</p><p><strong><u>Job Requirements</u></strong></p><ul><li><span style=\"font-size: 12pt;\"><strong>Valid Driver’s License with a clean driving record is required.</strong></span></li><li><span style=\"font-size: 12pt;\"><strong>Must have own tools.</strong></span></li><li style=\"color: windowtext; line-height: normal;\"><span style=\"font-size: 12pt;\">Previous training in general building maintenance, electrical and plumbing</span></li><li style=\"color: windowtext; line-height: normal;\"><span style=\"font-size: 12pt;\">Knowledge of electrical, drywall, and plumbing repair</span></li><li style=\"color: windowtext; line-height: normal;\"><span style=\"font-size: 12pt;\">Skills in operation of various machinery, tools, and equipment</span></li><li style=\"color: windowtext; line-height: normal;\"><span style=\"font-size: 12pt;\">Excellent written and verbal communication skills</span></li><li style=\"color: windowtext; Experience</u></strong></p><ul><li><span style=\"color: windowtext;\"><span style=\"font-size: 12pt;\">High school diploma or GED is preferred; maintenance related degree preferred; equivalent combination of education and experience accepted in lieu of diploma.&nbsp;</span></span></li><li>At least 2 years of previous building maintenance experience.&nbsp;</li><li><span style=\"color: windowtext;\"><span style=\"font-size: 12pt;\">Maintenance certifications such as HVAC, electrical, or related certification is preferred.</span></span></li><li><span style=\"font-size: 12pt;\">Experience working with heating, ventilation, and air conditioning (HVAC) system is preferred.</span></li></ul><p>&nbsp;</p><p style=\"line-height: normal;
