Description

Position: Property Maintenance Technician Location: Spartan Suites at Norfolk State University Reports To: Maintenance Supervisor Compensation: $17.50-$18.00 per hour and a competitive benefits package FLSA Status: Non-Exempt Position Description: Under the direct supervision of the Maintenance Supervisor, the Property Maintenance Technician is responsible for all aspects of facility maintenance, renovation, and repair. This position serves on a maintenance on-call rotation assisting with after-hours maintenance emergencies. Essential Duties and Responsibilities: Responds to all maintenance requests/calls within a reasonable timeframe. Identifies facilities deficiencies and recommends remedies. Works mandatory overtime as needed. Provides escorts to contractors on-site. Assists with room set-ups and furniture movement. Performs inspections and makes necessary repairs when units are vacated. Conducts daily general inspections of the assigned building(s) and reports findings to the Maintenance Supervisor. Performs preventative maintenance assignments on time. Submits requests for proper material/supplies to complete repairs. Consult with Maintenance Supervisor daily on the progress and impending issues. Displays knowledge, skills, and quality workmanship always. Snow and ice preparation and remediation, which may include shoveling, use of applying sand, ice melt, salt, or a similar product Participation in a 24-hour emergency on-call rotation to respond to facilities emergencies at the community Other duties as assigned. Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. High school diploma or general education degree (GED). 1-2 years of general maintenance experience. Prior experience with plumbing, electrical, HVAC, carpentry, and painting. Must have troubleshooting and diagnostic skills. Knowledge of acceptable safety practices, materials handling and inventory control. Demonstrate proficiency in verbal communication. Possess strong customer service skills. Ability to move and lift to 50lbs and navigate up and down stairs. Excellent attention to detail and organizational skills. Ability to participate in an on-call rotation and respond to campus within 30 minutes for after-hours emergencies.
