The position contributes to research, financial analysis, and due diligence activities that inform land acquisition decisions. The role collaborates with cross-functional partners to gather data, assess feasibility, and prepare documentation supporting internal approval processes. The position also supports internal reporting and helps build foundational expertise within the land acquisition function.</p>\n<p><strong> </strong></p>\n<p><strong><em>Primary Responsibilities</em> </strong></p>\n<ul>\n <li>Conduct preliminary market, zoning, and jurisdictional research to support identification and evaluation of potential land acquisition opportunities.</li>\n <li>Assist with technical and financial feasibility analyses, including support of basic underwriting models and sensitivity assumptions.</li>\n <li>Gather, organize, and review due diligence materials such as title reports, zoning documents, environmental studies, and third-party reports.</li>\n <li>Support the preparation of internal land acquisition approval packages, reports, presentations, and supporting documentation.</li>\n <li>Coordinate with internal teams (Land, Finance, Planning, Construction) and external partners to collect information and verify assumptions.</li>\n <li>Conduct research within assigned markets or jurisdictions to track development activity, timelines, entitlement considerations, and competitive landscape.</li>\n <li>Monitor market trends, active listings, and land transactions to support pipeline development and strategic planning.</li>\n <li>Maintain organized acquisition files, databases, and tracking tools in accordance with department standards.</li>\n <li>Perform general administrative and analytical tasks that support transaction readiness and land acquisition workflow efficiency.</li>\n <li>Contribute to continuous improvement of land evaluation, documentation, and reporting processes.</li>\n <li>Assist in building and updating land acquisition underwriting models, including lot-level assumptions, takedown schedules, and return metrics.</li>\n <li>Support identification of key deal risks by flagging entitlement, infrastructure, environmental, or market-related considerations during early evaluation.</li>\n <li>Prepare comparative market data, pricing summaries, and competitive exhibits to support acquisition recommendations.</li>\n <li>Track and reconcile changes to assumptions, exhibits, and reports as transactions progress through review and approval stages.</li>\n <li>Perform other duties as assigned.</li>\n</ul>\n<p><strong><em>Education & Experience</em> </strong></p>\n<p><strong>Required:</strong></p>\n<ul>\n <li>Bachelor’s degree in real estate, finance, business, urban planning, or a related field.</li>\n <li>Up to 1 year of relevant work experience.</li>\n</ul>\n<p><strong> </strong></p>\n<p><strong>Preferred:</strong></p>\n<ul>\n <li>Equivalent experience totaling approximately 4 years in land research, real estate analysis, or related support functions.</li>\n <li>Internship or coursework exposure to real estate development, land planning, or financial modeling. </li>\n</ul>\n<p><strong> </strong></p>\n<p><strong><em>Skills & Competencies</em> </strong></p>\n<ul>\n <li>Basic understanding of real estate principles, land use concepts, and market analysis.</li>\n <li>Foundational financial analysis skills and familiarity with feasibility modeling.</li>\n <li>Strong research, data gathering, and analytical abilities.</li>\n <li>Effective written and verbal communication skills.</li>\n <li>Proficiency with spreadsheets, mapping tools, and presentation software.</li>\n <li>Strong attention to detail and accuracy in documentation.</li>\n <li>Ability to work collaboratively in a team environment.</li>\n <li>Strong organizational and time-management skills.</li>\n <li>Willingness to learn and develop professionally.</li>\n <li>Intellectual curiosity and initiative to ask questions, validate assumptions, and identify data gaps</li>\n <li>Ability to manage multiple workstreams simultaneously while meeting deadlines in a fast-paced environment </li>\n</ul>\n<p><strong> </strong></p>\n<p><strong><em>Working Conditions</em> </strong></p>\n<p>Work performed primarily in a general office environment.
