We&rsquo;re a vertically integrated real estate development firm &mdash; meaning we control every phase from land acquisition and design through entitlements, construction, and delivery. We self-perform site work with in-house crews and subcontract all other trades, giving our project managers rare, direct authority over how work gets done.</p><p>That means you&rsquo;ll have real ownership of your projects. No layers of corporate approvals. No handing off to a separate operations team. You&rsquo;ll see your work rise from the ground and deliver &mdash; and you&rsquo;ll be recognized and rewarded for it.</p><p>We build mixed-use projects combining multifamily residential, retail, office, and commercial space &mdash; complex, interesting work that keeps your skills sharp and your resume strong.</p><p><strong>THE OPPORTUNITY</strong></p><p>We&rsquo;re looking for a Senior Construction Project Manager to take the field lead on active ground-up projects &mdash; from groundbreaking through certificate of occupancy. This is a high-impact, high-visibility role. You&rsquo;ll be the primary project leader on-site, trusted with budgets of $10M+, a full subcontractor roster, and direct coordination with ownership and design teams.</p><p>If you&rsquo;re the kind of PM who thrives in a fast-moving, entrepreneurial environment, wants their decisions to actually matter, and takes pride in delivering complex projects on schedule and on budget &mdash; this role was built for you.</p><p><strong>WHAT YOU&rsquo;LL DO</strong></p><p><strong>Scheduling &amp; Planning</strong></p><ul><li>Build and enforce detailed project schedules using MS Project and Procore</li><li>Sequence all subcontracted trades and in-house site work crews</li><li>Spot schedule risks early and drive recovery plans before they become problems</li><li>Lead pre-construction planning: constructability reviews, phasing, logistics</li></ul><p><strong>Budget &amp; Cost Management</strong></p><ul><li>Own the project budget &mdash; track committed costs, forecast variances, report to ownership</li><li>Review and approve sub pay applications, invoices, and lien waivers</li><li>Evaluate, negotiate, and process owner and subcontractor change orders</li></ul><p><strong>Subcontractor &amp; Site Management</strong></p><ul><li>Solicit bids, level scopes, and assist in awarding subcontracts across all trades</li><li>Run on-site subcontractor coordination meetings and hold subs to their scopes</li><li>Coordinate closely with our in-house site crew on earthwork, utilities, paving, and improvements</li><li>Manage site logistics, staging, access, and overall jobsite organization</li></ul><p><strong>Quality, Safety &amp; Inspections</strong></p><ul><li>Conduct regular site inspections against approved plans and specifications</li><li>Enforce OSHA compliance and hold all subs accountable to safety standards</li><li>Coordinate building department and third-party inspections</li><li>Serve as field-side point of contact in meetings; resolve design conflicts and field conditions in real time</li></ul><p><strong>Documentation &amp; Reporting</strong></p><ul><li>Maintain complete project records: RFIs, submittals, change orders, meeting minutes, daily reports</li><li>Deliver project status reports covering schedule, budget, safety, and open issues</li><li>Keep as-built records current throughout construction</li></ul><p><strong>Project Closeout</strong></p><ul><li>Drive the project to certificate of occupancy &mdash; on schedule</li><li>Manage punch list creation, distribution, and completion across all trades</li><li>Collect warranties, O&amp;M manuals, as-builts, and final lien releases</li><li>Support a smooth handoff to leasing, property management</li></ul><p><strong>WHAT YOU BRING</strong></p><ul><li>5&ndash;10 years of project management experience on ground-up mixed-use, multifamily, or commercial construction</li><li>Proven track record managing subcontractors and self-perform site work operations</li><li>Experience owning project budgets of $10M or greater</li><li>Deep knowledge of construction documents, means and methods, and building systems</li><li>Proficiency with Procore (or equivalent) and scheduling tools such as MS Project</li><li>Solid command of OSHA regulations and jobsite safety practices</li><li>Strong communicator &mdash; written, verbal, and in the field &mdash; with the ability to lead teams and manage up</li></ul><p><em>We&rsquo;ll also consider candidates who are slightly below this range if they bring exceptional project quality, strong subcontractor relationships, or specific mixed-use experience that sets them apart.</em></p><p><strong>WHAT WE OFFER</strong></p><p><strong>Compensation &amp; Growth</strong></p><ul><li>$150,000 &ndash; $190,000 base salary, commensurate with experience</li><li>Upward mobility as the portfolio grows</li><li>Direct exposure to the full development cycle &mdash; a resume-builder few GC roles can match</li></ul><p><strong>Benefits</strong></p><ul><li>Health, dental, and vision insurance</li><li>401(k) with company matching</li><li>Life insurance</li><li>Paid time off</li><li>In-person, collaborative team environment</li><li>Projects you&rsquo;ll be proud to put your name on</li></ul><p><strong>ABOUT HAYNES</strong></p><p>Haynes is a vertically integrated real estate development firm specializing in mixed-use projects.
