This includes coordinating subcontractors, material and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget. Supervises, manages and mentors on-site project personnel. Ensures project compliance with all building codes and governing authorities' requirements. Responsibilities: Responsible for scheduling, inspections, quality control, and job site safety. Directly supervises the activities of the field staff. Responsible for all phases of the construction process which includes the following: PRE-CONSTRUCTION Provide construction input to design professionals. Pre-development input of construction techniques and cost. Conduct material take-off prior to construction to verify quantities. Coordinate with Director of Construction to create a final project schedule. Assist Director of Construction with providing qualified trades for the bidding process. Aid compilation of and review all subcontractor scopes. Coordinate project setup. COURSE OF CONSTRUCTION Develop, maintain, and manage detailed project Look Ahead schedules, coordinating with the project manager to integrate with overall project timelines. Proactively identify and resolve all on-site issues, challenges, and conflicts (e.g., constructability issues, coordination clashes), implementing effective solutions to maintain project flow. Thoroughly understand and ensure strict adherence to all project specifications, architectural drawings, shop drawings, and local building codes. Assist Safety Director by representing the Company on OSHA inspections when necessary. Provide the Safety Director with reports on projects when necessary. Directly supervise the activities of the subcontractors and field personnel. Create and maintain site logistics plan. Coordinate with Subcontractors to maintain as-builts & SWPPP/BMP progress map. Schedule all work of subcontractors and purchase order deliveries. Regularly update the project schedule. Prepare and maintain the daily work log. Track and sign Time & Material tags when applicable. Create and manage RFI's. Monitor execution of punch lists & quality control. Oversee project photos are regularly taken. Organize and run schedule and safety meetings with subcontractors. Attend and provide construction status at OAC meetings. Promote safety on the projects and monitor subcontractor's work as to compliance with the comprehensive project safety program. Conduct exit meetings with 3rd party inspectors. Review and approve subcontractor's and supplier's pay request. Maintain, if applicable, communication/coordination with national suppliers. Manage the workload of the field personnel to achieve the desired results. Assess the ability of each associate to perform his or her responsibility. Teach and provide training to the construction personnel in the policies, procedures, systems and technical construction techniques used by the company. Continuously evaluate the capabilities of the construction personnel and at regular intervals as determined by company policy. Evaluate the individual performance of the personnel to maintain the company's high standards of success. If an employee is unable to maintain these standards, follow proper procedures for training or dismissing the employee from the organization. Create a highly motivated team-orientated attitude with construction personnel and trade associates. Keep the field personnel informed of the current events of the company. Plan, manage, direct and instruct the field associates so that coverage is provided while on vacation or approved absence from the company. POST-CONSTRUCTION Assist in project close-out including finalizing as-builts and collecting close-out documents. ADMINISTRATION Follow all procedures and policies of the company. Ensure compliance with the company's safety program. Maintain the construction documents (lot files, trade associate files and plan rack) at the job site so that all pertinent information is readily available to management and the other field associates. Offer technical expertise during design and construction. Assist as necessary in the procurement of building permits. Communicate and monitor the goals and objectives for the community to the other field associates. Qualifications: Education/Experience Bachelor's degree and additional vocational training are preferred. Minimum of six years of construction experience with at least three years of supervisory experience. A minimum of three years’ general construction experience is required. 4 - 6 years prior related work experience. Demonstrated expertise in all phases of interior construction, including demolition, framing (metal stud, wood), drywall, finishes (paint, flooring, millwork), and coordination of MEP systems within interior spaces. Strong understanding of architectural drawings, shop drawings, specifications, and construction contracts related to interior projects. Excellent leadership, communication (written and verbal), and interpersonal skills with the ability to effectively manage diverse teams and foster a positive work environment. Proven ability to manage multiple priorities, meet strict deadlines, and adapt quickly to unforeseen circumstances on site. Exceptional problem-solving and decision-making capabilities, with a proactive and solution-oriented approach. Proficiency in construction management software (e.g., Procore, PlanGrid) and Microsoft Office Suite (Word, Excel, Outlook). OSHA 30 certification required. Experience waiver: Management reserves the right to amend, modify or waive any education, experience or skill requirement for this position. Knowledge/Skills/Abilities: Must be familiar with general contracting procedures. Knowledge of construction building codes. Ability to communicate verbally and in writing. Knowledge of construction estimating and scheduling practices. Must demonstrate managerial skills appropriate with this position. Must be PC proficient. Software Skills: Procore, Microsoft Office: MS Project, MS Word, MS Excel, Adobe Acrobat proficient. Proficient with Email, Bidding, Budgets, Change Orders, RFI's, Meetings, Schedules, Reports, and Drawings. A minimum of three years’ general construction experience is required.</li>\n <li>4 - 6 years prior related work experience.</li>\n <li>Demonstrated expertise in all phases of interior construction, including demolition, framing (metal stud, wood), drywall, finishes (paint, flooring, millwork), and coordination of MEP systems within interior spaces.</li>\n <li>Strong understanding of architectural drawings, shop drawings, specifications, and construction contracts related to interior projects.</li>\n <li>Excellent leadership, communication (written and verbal), and interpersonal skills with the ability to effectively manage diverse teams and foster a positive work environment.</li>\n <li>Proven ability to manage multiple priorities, meet strict deadlines, and adapt quickly to unforeseen circumstances on site.</li>\n <li>Exceptional problem-solving and decision-making capabilities, with a proactive and solution-oriented approach.</li>\n <li>Proficiency in construction management software (e.g., Procore, PlanGrid) and Microsoft Office Suite (Word, Excel, Outlook).</li>\n <li>OSHA 30 certification required.</li>\n <li>Experience waiver: Management reserves the right to amend, modify or waive any education, experience or skill requirement for this position.</li>\n</ul>\n<p> </p>\n<p>Knowledge/Skills/Abilities:</p>\n<ul>\n <li>Must be familiar with general contracting procedures.</li>\n <li>Knowledge of construction building codes.</li>\n <li>Ability to communicate verbally and in writing.</li>\n <li>Knowledge of construction estimating and scheduling practices.</li>\n <li>Must demonstrate managerial skills appropriate with this position.</li>\n <li>Must be PC proficient.</li>\n <li>Software Skills: Procore, Microsoft Office: MS Project, MS Word, MS Excel, Adobe Acrobat proficient.</li>\n <li>Proficient with Email, Bidding, Budgets, Change Orders, RFI's, Meetings, Schedules, Reports, and Drawings.</li>\n</ul>\n<p> </p>\n<p>Physical Requirements</p>\n<ul>\n <li>Ability to visit entire job site, which may include climbing stairs or other elevated structures</li>\n <li>Climb or balance; stoop, kneel, crouch, or crawl</li>\n <li>Occasional lifting and/or moving of up to 50 pounds</li>\n <li>Seeing, color perception, hearing/listening, clear speech, hand and finger dexterity</li>\n <li>Ability to sit or stand for long periods of time</li>\n <li>Complex reading and writing skills, basic math skills, judgement/decision making, analysis/comprehension </li>\n</ul>\n<p> </p>\n<p>Working Environment</p>\n<ul>\n <li>May be exposed to cold, wet and/or humid conditions</li>\n <li>Works around moving mechanical parts, electricity and/or high, precarious places</li>\n <li>Occasional exposure to fumes and/or toxic or caustic chemicals, and airborne particles</li>\n <li>Works in a construction environment around loud noise</li>\n <li>Nature of work may require working off hours and /or weekends, and time spent out of the office</li>\n</ul>\n<p> </p>",
