Key Responsibilities:
The Tenant Improvement Project Manager coordinates Tenant construction activities, enforces lease obligations, and manages the delivery of landlord and Tenant Improvement work to support timely store openings and rent commencement. This role serves as the primary Tenant-facing point of contact and oversees Tenant and landlord work across pad turnovers, inline shops, ground-up turnkey projects, and junior box tenants.
Additional duties and responsibilities include the following:
Serves as the primary point of contact for Tenants throughout the Tenant Improvement lifecycle, maintaining a high level of professionalism, responsiveness, and customer service while enforcing Lease obligations and KRG standards.
Reviews, interprets, and provides input on Tenant construction-related lease language; manages and enforces Tenant construction responsibilities including design submissions, approvals, schedules, and deliverables.
Coordinates Tenant design and construction activities with internal KRG departments, municipalities, and third-party consultants.
Oversees all phases of Tenant Improvement and landlord construction projects from pre-development through turnover, with emphasis on lease-driven milestones.
Coordinates project scopes, constructability, and economics based on Tenant requirements, KRG standards, and jurisdictional criteria.
Creates bid packages; solicits, evaluates, and negotiates contractor proposals; and administers construction contracts and change orders.
Monitors Tenant and landlord construction progress, costs, and schedules; develops and maintains project budgets; and reports overall project status.
Coordinates with municipalities and jurisdictional agencies to obtain permits, facilitate inspections, and achieve project closeout.
Reviews and approves construction drawings for both landlord and Tenant work to ensure compliance with Lease requirements and KRG standards.
Prepares and manages project schedules to meet Lease obligations and rent commencement dates.
Reviews, approves, and processes Tenant Improvement Allowance requests in accordance with Lease terms.
Manages project turnover from Construction to Property Management, ensuring completion of closeout documentation and operational readiness.
Provides project reporting and coordination across Leasing, Development, Finance, and Property Management teams; attends REC and projected openings meetings as required.
Supports Leasing by organizing tools, data, and project information to assist in securing and onboarding prospective Tenants.
Serves as Directly Responsible Individual (DRI) for assigned projects, managing internal project teams and overall execution.
Abstracts and actively manages Lease requirements, tracking landlord and Tenant responsibilities, deliverables, critical dates, and rent commencement milestones.
Maintains Plan Data and KRG reporting systems, and educates internal teams on system use and reporting requirements.
Qualifications
Requirements:
Requires a minimum of 1-3 years of experience; or equivalent combination of education and experience.
Bachelor’s degree or higher from an accredited college or university preferred; or equivalent experience.
Requires knowledge about construction and it is necessary to be able to read and interpret engineering, architectural plans, and other reports as required retail open air center.
Electrical and HVAC knowledge required.
Requires the ability to verbally communicate with in house and outside consultants and Tenants in a professional and concise manner.
Excellent verbal and written communication skills.

This role serves as the primary Tenant-facing point of contact and oversees Tenant and landlord work across pad turnovers, inline shops, ground-up turnkey projects, and junior box tenants.\\n\\n \\n\\nAdditional duties and responsibilities include the following:\\n\\n\\n\\tServes as the primary point of contact for Tenants throughout the Tenant Improvement lifecycle, maintaining a high level of professionalism, responsiveness, and customer service while enforcing Lease obligations and KRG standards.\\n\\tReviews, interprets, and provides input on Tenant construction-related lease language; manages and enforces Tenant construction responsibilities including design submissions, approvals, schedules, and deliverables.\\n\\tCoordinates Tenant design and construction activities with internal KRG departments, municipalities, and third-party consultants.\\n\\tOversees all phases of Tenant Improvement and landlord construction projects from pre-development through turnover, with emphasis on lease-driven milestones.\\n\\tCoordinates project scopes, constructability, and economics based on Tenant requirements, KRG standards, and jurisdictional criteria.\\n\\tCreates bid packages; solicits, evaluates, and negotiates contractor proposals; and administers construction contracts and change orders.\\n\\tMonitors Tenant and landlord construction progress, costs, and schedules; develops and maintains project budgets; and reports overall project status.\\n\\tCoordinates with municipalities and jurisdictional agencies to obtain permits, facilitate inspections, and achieve project closeout.\\n\\tReviews and approves construction drawings for both landlord and Tenant work to ensure compliance with Lease requirements and KRG standards.\\n\\tPrepares and manages project schedules to meet Lease obligations and rent commencement dates.\\n\\tReviews, approves, and processes Tenant Improvement Allowance requests in accordance with Lease terms.\\n\\tManages project turnover from Construction to Property Management, ensuring completion of closeout documentation and operational readiness.\\n\\tProvides project reporting and coordination across Leasing, Development, Finance, and Property Management teams; attends REC and projected openings meetings as required.\\n\\tSupports Leasing by organizing tools, data, and project information to assist in securing and onboarding prospective Tenants.\\n\\tServes as Directly Responsible Individual (DRI) for assigned projects, managing internal project teams and overall execution.\\n\\tAbstracts and actively manages Lease requirements, tracking landlord and Tenant responsibilities, deliverables, critical dates, and rent commencement milestones.\\n\\tMaintains Plan Data and KRG reporting systems, and educates internal teams on system use and reporting requirements.\\n\\n\",\"employmentType\":\"OTHER\",\"hiringOrganization\":{\"@type\":\"Organization\",\"name\":\"Kite Realty Group\",\"logo\":\"https://www.paycomonline.net/v4/ats/web.php/application/style/logo?clientkey=830A4F280E9131389F42C8C69858D6F6\"},\"jobLocation\":{\"@type\":\"Place\",\"address\":{\"streetAddress\":\"5908 Headquarters Drive\",\"addressLocality\":\"Plano\",\"addressRegion\":\"TX\",\"postalCode\":75024,\"addressCountry\":\"USA\"}},\"qualifications\":\"Requirements:\\n\\n\\n\\tRequires a minimum of 1-3 years of experience; or equivalent combination of education and experience.\\n\\tBachelor’s degree or higher from an accredited college or university preferred; or equivalent experience.\\n\\tRequires knowledge about construction and it is necessary to be able to read and interpret engineering, architectural plans, and other reports as required retail open air center.\\n\\tElectrical and HVAC knowledge required.\\n\\tRequires the ability to verbally communicate with in house and outside consultants and Tenants in a professional and concise manner.\\n\\tExcellent verbal and written communication skills.\\n\\n\\n \\n\\nBenefits: For all full-time roles, we provide progressive benefits in and out of the office including comprehensive medical, dental and vision insurance; paid disability benefits and parental leave; paid life insurance and voluntary coverage options for additional life, accident, and critical illness insurance; 401(K) matching contributions; competitive paid time off, including Volunteer Time Off; flexible work arrangements; and tuition reimbursement assistance.
