This position monitors and maintains all building mechanical and electrical systems and manages the daily work order system. The Facilities Maintenance Manager initiates, performs and oversees all maintenance projects on their assigned buildings.</p><p><br></p><p><strong>WHAT YOUR DAY WILL LOOK LIKE</strong></p><ul><li>Oversees specific operations or projects within the Company.</li><li>Responsible for planning, organizing, leading, and controlling the daily work and day-to-day workings of particular projects.</li><li>Essential element in driving the day-to-day operations of the company but does not direct the policy or mission of the Company.</li><li>May manage multiple employees and directly interacts with employee on a daily basis.</li><li>Oversee, train, discipline, and evaluate employees on a more frequent basis than their manager.</li><li>Monitors and maintains all building mechanical systems and electrical systems.</li><li>Manages the day-to-day work order system.</li><li>Manage and participate in 24/7 on call rotation for tenant needs and emergencies.</li><li>Initiates, performs and oversees all maintenance projects on a building.</li><li>Works with their Director to develop scope of work for small improvements and seeks out qualified contractors to bid the work</li><li>Works with their Director on approval of capital/operational expense projects to fit within the budget</li><li>Identifies areas of potential safety hazards to minimize risk</li><li>Ensure assigned facilities are aesthetically pleasing by performing routine maintenance, general repairs, lighting, parking/grounds clean up.</li><li>Responsible for the full range of HVAC systems, lighting, fire/life safety, plumbing, and utilities to make sure they are operating properly/safely.</li><li>Respond to tenant maintenance calls even after normal working hours.</li><li>Assists with snow/ice removal as needed.</li><li>Reviews and audits records on routine maintenance of building systems and equipment.</li><li>Identifies areas of improvement/potential savings within a group of properties.</li><li>Driving is an essential function.</li></ul><p>GHG24</p>",
