Responsibilities include coordinating with public agencies, managing budgets and schedules, reviewing contractor activities, negotiating change orders, and ensuring compliance with regulations. Additionally, the role involves administering agreements, coordinating deliveries, and managing the project close-out process.</span></p>\n<p><br></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-size: 15px\">ABOUT YOU<br></span></span><span style=\"font-size: 15px\">You are a Construction Manager professional with minimum of 10 - 15 years of experience in construction and/or a combination of Project and Construction Management of Commercial and/or Public/Educational Facility Construction. Five (5) of the fifteen (15 years) should have <span style=\"font-weight: bold\">full responsibility</span> for coordinating complex projects with construction values exceeding <span style=\"font-weight: bold\">$10M and</span> <span style=\"font-weight: bold\">$20M.</span></span></p>\n<p><br></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-size: 15px\">BASIC QUALIFICATIONS</span></span></p>\n<ul>\n<li><span style=\"font-size: 15px\">Manages, oversees, and coordinates all facets of the pre-construction, bid and award, construction, and close-out phase of all assigned projects.</span></li>\n<li><span style=\"font-size: 15px\">Reviews pre-construction documents and submits comments to Designer as necessary.</span></li>\n<li>Plans, organizes, and prepares reports to upper management with respect to the status and/or progress of the projects.</li>\n</ul>\n<ul>\n<li><span style=\"font-size: 15px\">Coordinates with all stakeholders and pertinent public agencies during pre-construction and construction to comply with all off-site work; coordinates with various client and Project staff.</span></li>\n<li><span style=\"font-size: 15px\">Manages both the project budget and schedule to meet the client’s qualitative standards; monitors project budget on a monthly basis and ensures that the budget accurately reflects the project status/progress. </span></li>\n<li><span style=\"font-size: 15px\">Manages daily activities of the contractor, reviews contractor’s construction schedules and submittals, and coordinates responses to the contractor’s inquiries through Requests for Clarifications (RFC) and other related documents.</span></li>\n<li><span style=\"font-size: 15px\">Reviews substitution submittals from contractors to ensure compliance with specifications and/or client’s requirements.</span></li>\n<li><span style=\"font-size: 15px\">Receives, reviews, and negotiates Contractor Change Order Proposal(s) to achieve a fair &amp; reasonable price in accordance with the General Conditions; reviews and addresses any and all Schedule impacts in accordance with the project specifications in a timely manner.</span></li>\n<li><span style=\"font-size: 15px\">Reviews invoices and monitors payments for the contractor, architects, engineers, and any other pertinent parties.</span></li>\n<li><span style=\"font-size: 15px\">Administers provisions of Professional Service Agreements between Architects and the client.</span></li>\n<li><span style=\"font-size: 15px\">Coordinates delivery of related fixtures, furniture, and equipment (FF+E).</span></li>\n<li><span style=\"font-size: 15px\">Monitors and manages project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close-out.</span></li>\n<li><span style=\"font-size: 15px\">Performs other related duties as assigned.</span></li>\n</ul>\n<p><span style=\"font-size: 15px\"> </span></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-size: 15px\">REQUIRED QUALIFICATIONS</span></span></p>\n<ul>\n<li><span style=\"font-size: 15px\">10 - 15 years full time paid professional experience in Construction and/or a combination of Project and Construction Management of Commercial and/or Public/Education Facility Construction.</span></li>\n<li><span style=\"font-size: 15px\">5 years of full responsibility in coordinating complex projects with construction values in excess of <span style=\"font-weight: bold\">$10M and/or $20M</span>.</span></li>\n<li><span style=\"font-size: 15px\">Design-Build experience.</span></li>\n<li><span style=\"font-size: 15px\">Experience utilizing Building Information Modeling (BIM).</span></li>\n<li><span style=\"font-size: 15px\">Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS).</span></li>\n<li><span style=\"font-size: 15px\">Experience with Division of the State Architect (DSA) design/construction processes.</span></li>\n<li><span style=\"font-size: 15px\">Safety and OSHA Safety Regulations <span style=\"font-weight: bold\">(OSHA 30 minimum)</span></span></li>\n</ul>\n<p><span style=\"font-size: 15px\"> </span></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-size: 15px\">EDUCATION REQUIREMENTS</span></span></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-size: 15px\">You must have one of the following:</span></span></p>\n<ul>\n<li><span style=\"font-size: 15px\">Graduation from a recognized college or university with a bachelor’s degree in Architecture, Engineering, or Construction Management</span></li>\n<li><span style=\"font-size: 15px\">Graduation from a recognized college or university with a bachelor’s degree.
