MAINTENANCE SUPERVISOR 🔧 🏢 160-Unit Apartment Community 💡 OVERVIEW You lead day to day maintenance operations and keep the community safe, clean, and running right. You partner with the Property Manager to hit budget and performance goals. Your work drives resident satisfaction and team results. 🛠️ WHAT YOU’LL DO 🏢 Property Maintenance & Operations • Maintain property condition to company and safety standards • Organize and complete service requests on time • Diagnose and repair HVAC, plumbing, electrical, pools, appliances, and building systems • Oversee unit turns and deliver rent ready units on schedule • Identify hazards and fix unsafe conditions right away • Manage vendors and review performance • Two man team, be able to handle after hours service calls every other week 👷 Leadership & Team Management • Lead daily team huddles and assign work • Track productivity, quality, and timelines • Schedule staff to meet workload and budget targets • Train maintenance, rehab, housekeeping, and grounds teams • Enforce safety standards and accountability • Support performance reviews and development • Represent the company with professionalism at all times 📊 Financial & Administrative • Manage tools, parts, and supply inventory • Purchase supplies through approved process • Obtain bids and review vendor contracts • Inspect property and document issues • Support budgeting, forecasting, and invoice review • Complete logs, reports, timesheets, and invoices • Follow Fair Housing and company policies 🎯 WHAT YOU BRING • Apartment maintenance experience with team leadership • HVAC certification • CPO certification • Strong skills in HVAC, plumbing, electrical, and general repairs • Ability to lead and hold high standards • Ability to work in all weather conditions • Availability for weekends and overtime when needed • Valid driver license and insurance • Clear and professional communication 💪 PHYSICAL REQUIREMENTS • Stand, bend, climb, and lift 25 to 75 lbs regularly • Work indoors and outdoors in varying conditions 💰 EXTRA PAY, THE FUN STUFF 💵 Quarterly Maintenance Supervisor bonus 💵 Monthly property bonuses 💵 Year end bonus 🎁 THE GOOD STUFF, YOUR BENEFITS 💼 Medical, dental, and vision 🛡️ Employer paid life, short term, and long term disability 🏥 Accident and hospital coverage 📈 401K 🌴 Paid vacation, sick time, and holidays ➡️ About 23 paid days off in your first year 🌍 EQUAL OPPORTUNITY EMPLOYER We support diversity and create an inclusive workplace for every team member and community.
