The Maintenance Specialist reports to the Camp Mabry HVAC Maintenance Supervisor. Works under minimal supervision with considerable l atitude for the use of in i tiative and i ndependent judgment. WORK HOURS: Monday – Thursday, 10 hours a day, 40 hours a week ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES Plans, schedules and oversees building repairs, renovation and restoration projects, and preventive and facility maintenance. Coordinates and oversees contracting work on repairs and maintenance of facility. Examines structures, evaluates work to be performed and selects best methods of performing maintenance and repair work. Inspects work performed by contractors to ensure that finished projects meet both contracting compliance and adherence to building regulations. Examines and interprets drawings, diagrams and blueprints. Performs maintenance and repairs work such as plumbing, welding, electrical and mechanical work. Performs work on HVAC units and components, including cleaning and changing filters . Performs administrative functions to track progress on contracts and to record requisitions and web Planning Resource for Infrastructure Development and Evaluation (PRIDE) work orders. Documents cost of material , labor and work hours on the PRIDE work order system. Uses computer and other electronic devices to collect and report data. Performs repairs and renovations to modernize a building or adapts i t to new uses while retaining original appearance. Performs preventative maintenance (PM) program that pertains to building and ground maintenance. M aintains/replaces motors and thermostats, fixtures and facility equipment; performs electrical repairs according to design specifications. Maintains and repairs machinery, equipment, and electrical systems and components. Identifies defects and repairs/replaces faulty wiring , circuit breakers, fuses, switches, sockets and other elements of electrical systems. Performs maintenance and repairs on plumbing fixtures, water and wastewater distribution systems. Attends work regularly and observes approved work hours in accordance with agency state employee policies & procedures handbook. May occasionally work evenings, weekends or holidays. Also work after hours for emergency facilities repairs. May be required to perform duty in support of national emergencies, disasters and other missions, to include holidays and weekends. EXPERIENC E : Four (4) years of experience in construction, maintenance, and/or building repair work is required. Experience using Microsoft applications (such as Microsoft Word, Excel and Outlook) is required. PREFERRED EXPERIENC E : Construction management training is preferred. Vocational training in a designated trade is prefer r ed. Experience with HVAC is preferred. Building management experience is preferred. REGISTRATION, CERTIFICATION OR LICENSURE : Valid driver%27s license is required. *The ability to obtain a Texas Driver’s License will be required with first 30 days after entering Texas as a new resident. A satisfactory driving record is required for operating state or personal vehicles to conduct agency business. Electrical, HVAC or Plumbing c ertification is preferred. OTHER REQUIREMENT S : Background Investigation . Selected candidate must pass federal security background investigation. The process includes a National Agency Check and Inquiry (NACI) and fingerprinting. New employees must complete and sign the Office of Personnel Management (OPM) Form SF85.
