    "requisitionDescription": "<p data-pasted=\"true\">REGIONAL MAINTENANCE SUPERVISOR</p><p>POSITION SUMMARY</p><p>The Maintenance Supervisor is responsible for the overall facilities maintenance, operations and security of multiple properties. Supervisory responsibility for maintenance supervisors, technicians, cleaner and porters</p><p>ESSENTIAL FUNCTIONS</p><p>The position requires performance in a wide range of areas to the buildings, grounds, and equipment. It requires a working knowledge of the following, but are not limited to the following areas:</p><ul style=\"list-style-type: disc;\"><li style=\"margin-left: 24px;\">Plumbing: Replacing hot/cold plumbing fixtures; sweating pipes; replacing hotwater tanks, baseboardunitsand valves; cleaning drains; replacing orresurfacing offaucet seats; installing/replacing toilets and disposals/sinks. Thismay involve working in cramped quarters and, at times,lifting ofheavy objects.</li><li style=\"margin-left: 24px;\">Electrical: Wiringand troubleshooting, as well asmaintenance/testing of smokedetectors, fire alarms, receptacles, switches, lightfixtures,fusesand circuitbreakers replacements.</li><li style=\"margin-left: 24px;\">Carpentry:Re-hanging and/or replacement of doors; repair and/or replacement of windows, floors, cabinets, etc.</li><li style=\"margin-left: 24px;\">Roofing: Inspecting,caulkingand replacing shingles for emergency repairs.</li><li style=\"margin-left: 24px;\">Heating and Hot Water Systems:Changingzone valves, blower motors, filters,thermostatsand copper pipes. Air Conditioning Systems: Cleaningthe coils,changefilters,replacethe units, as needed.</li><li style=\"margin-left: 24px;\">Grounds Maintenance:Trimmingtreesand shrubs; planting; fertilizing; snow blowing and shoveling; de-grassing brick and stone areas; spring and fall cleanup.</li><li style=\"margin-left: 24px;\">Painting interior and/or exterior asneeded andlimited to touchups notfullsitepainting.</li><li style=\"margin-left: 24px;\">Tile Floors: Replacingand repairingtile floors.</li><li style=\"margin-left: 24px;\">Carpet:Removing ofcarpet, as instructed in strips.</li><li style=\"margin-left: 24px;\">Supervises and trains maintenance assistants (where applicable). Participates with the site manager in hiring and continued evaluation.</li><li style=\"margin-left: 24px;\">Maintains a work order system in conjunction withthe site manager. Oversees purchase of suppliesand equipment through actively seeking competitivebids. All purchases will bemade by purchase orders authorized by the sitemanager or themain office,depending ontotalpurchase.</li><li style=\"margin-left: 24px;\">Coordinates with sitemanagerunit inspections performed by any third party.</li><li style=\"margin-left: 24px;\">Performs annual unit inspections with sitemanager and follows up withwork orders to repair any deficiencies found.</li></ul><p>QUALIFICATIONS: SKILLS &amp; ABILITIES</p><ul style=\"list-style-type: disc;\"><li style=\"margin-left: 24px;\">5yearsexperiencemanaging property operations and security of property</li><li style=\"margin-left: 24px;\">High School graduate or equivalent</li><li style=\"margin-left: 24px;\">Demonstrated supervisoryrole.</li><li style=\"margin-left: 24px;\">Demonstratedproficiencyin plumbing, HVAC, electrical, carpentry, appliance repair, maintenance,groundsmaintenance, roofing, flooring, etc.</li><li style=\"margin-left: 24px;\">Must be computer literate and adept at utilizing computer aided systems</li><li style=\"margin-left: 24px;\">Ability to communicate both orally and in writing with a wide range of people</li><li style=\"margin-left: 24px;\">Ability to accept responsibility and account for his/her action</li><li style=\"margin-left: 24px;\">Trait of being dependable and trustworthy</li><li style=\"margin-left: 24px;\">Ability toutilizeavailable time to organize and complete work within given deadlines</li><li style=\"margin-left: 24px;\">Ability to work at a sustained pace and produce quality work</li><li style=\"margin-left: 24px;\">Valid driver&rsquo;s licenserequired.
