execute repairs and maintenance in a timely manner; maintain a high standard of building and property appearance/maintenance; support a cost-effective preventative maintenance program focused on maximizing equipment performance and function; contribute to minimizing repair/replacement costs/expenses.</p><p>&nbsp;</p><p><strong>Essential Duties &amp; Responsibilities</strong>&nbsp;</p><p>&nbsp;</p><p>Perform a variety of general maintenance/repair activities on the interior and exterior areas of the property, including but not limited to:</p><ul type=\"disc\"><li>Basic and varied carpentry, drywall repair/painting, tile repair/replacement, flooring repair &amp; replacement, basic plumbing, and basic electrical duties.&nbsp;</li><li>Routine and preventative maintenance on equipment and vehicles.&nbsp;</li><li>Snow removal.</li><li>Lawn/grounds care.</li><li>Minor parking lot repair and maintenance.</li><li>Basic HVAC maintenance.</li><li>Operate lift equipment.</li><li>Assist other departments with special events, set-ups, and requests.</li><li>Adherence to OSHA requirements.</li><li>Perform additional maintenance duties as assigned by the Senior Maintenance Technician or the Operations Manager.</li></ul><p><strong><u>&nbsp;</u></strong></p><p><strong>Education &amp; Experience Requirements</strong></p><p>&nbsp;</p><ul><li>High School Diploma or GED, required.</li><li>Technical school or training preferred.</li><li>Minimum of two (2) years&rsquo; work experience in maintenance.</li></ul><p><strong>&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp;</strong></p><p><strong>Knowledge &amp; Skills Requirements</strong></p><p><strong>&nbsp;</strong></p><ul><li>Proficiency with most used hand tools and power tools.</li><li>Ability to read, write and follow written and oral instruction.</li><li>Ability to apply common sense understanding to issues and make recommendations as appropriate to the Operations or General Manager.</li><li>Ability to work in a professional manner with outside contractors, vendors, and tenants as necessary.</li><li>Must have a valid driver&rsquo;s license.</li><li>Ability to have a flexible work schedule which might include working: evenings, weekends and holidays as needed or scheduled.</li><li>Ability to be on call for property issues and respond during non-standard working hours.</li><li>Ability to work as a team member in a professional manner.</li><li>Ability to identify and eliminate safety hazards as well as complete safety operator certifications.</li></ul><p>&nbsp;</p><p><strong>Work Environment &amp;
