    "description_html": " <img alt=\"\" height=\"94\" src=\"https://assets.jazz.co/customers/customer_20240725204536_XPJ6OGO1DAOAW7NF/layout/20240725220745-image-20240725150745-1.png\" width=\"165\"><br><br><em>- Please note that this position does not provide visa sponsorship. <br><strong>- Principals only, we are not accepting agency resumes for this role.</strong></em><br><br>We have an immediate need for an experienced, on-site Project Superintendent for a Commercial Construction project located in the greater Columbus area. <br><br><strong>The Primary Focus and Responsibilities Include but are not limited to:</strong><br>• Provide construction Management/Superintendent services throughout the course of construction<br>• Coordinate with contractors, vendors, and consultants throughout the project lifecycle<br>• Communicate effectively with internal teams, clients, and service providers<br>• Assist in the development of cost estimates and pre-construction Planning<br>• Assemble work scope for required subcontractors<br>• Support in bidding processes, subcontractor outreach, and proposal preparation<br>• Review plans and other technical documents <br>• Answer questions regarding the scope and/or timing of the project  <br>• Monitor costs and project progress <br>  o Maintain Project Buy-Out Summary<br>• Maintain control of all project documentation  <br>  o Dropbox<br>  o Procore Construction Management Software<br>• Create, manage, and track RFI’s from the field to the architect/engineer of record  <br>• Maintain/update project records, including schedules<br>• Lead project team with conflict resolution between owner, contractors and subcontractor  <br>• Turn in and track submittals from subcontractors to A/E for approval  <br>• Understand appropriate building codes/ regulations  <br>• Coordinate project change-order management, creation, and negotiation <br>• Conduct and document weekly project owner’s meetings/decisions <br>• Assist the project team with site safety documentation and coordination <br>• Assist the project team with closeout of the project <br>• Assist the accountant with monthly subcontractor billings and pay applications<br><br>This is a greenfield to turn-key project, so prior experience with similar projects is highly desired. Strong knowledge of the local commercial construction environment (vendors, labor pool, permitting, etc.) is a must. In addition to field responsibilities, this position must represent SFV Services in a professional manner when dealing with site personnel and the project owner.<br><br><strong>Requirements:</strong><br>• 5-50 years in commercial construction (work in residential or civil/mega scale is not applicable to this role)<br>• 5+ years as a site Superintendent, Site Project Manager, or on-site Owners Representative with prior construction management experience<br>• Greenfield to turn-key experience<br>• People and Project Management skills<br>• Strong computer skills<br>• Exceptional experience meeting budget and schedules<br>• The ability to anticipate and deal with unexpected blockages with grace and dignity<br><br> <br>The anticipated schedule for this project is 9 months, with follow-up projects for this same customer in additional locations for the right candidate.
