This position is responsible for <strong>executing leasing strategies, providing exceptional customer service, maintaining a strong digital and in-person presence, and contributing to the overall success and occupancy of the property</strong>.</p><p>&nbsp;</p><p><strong>Key Responsibilities:</strong></p><p><strong>Leasing &amp; Resident Services</strong></p><ul type=\"disc\"><li>Serve as the first point of contact&mdash;answer phones, greet all walk-ins, and respond promptly to internet leads and voicemails</li><li>Lease apartments to qualified prospects, guide them through the leasing process, and conduct tours (in-person and virtual)</li><li>Enter and manage packages in the Entrata package log</li><li>Check and respond to &quot;Resident Contact&quot; messages in Entrata throughout the day</li><li>Follow up on resident service requests to ensure completion and satisfaction</li><li>Follow up on special projects for residents and assist the Property Manager as needed</li><li>Submit monthly resident birthday list and coordinate retention and engagement efforts</li></ul><p><strong>&nbsp;</strong></p><p><strong>Marketing &amp; Reporting</strong></p><ul type=\"disc\"><li>Submit and maintain:<ul type=\"circle\"><li>Monthly market comparable reports</li><li>Monthly shopper&rsquo;s report</li><li>Monthly sex offender checks</li><li>Pool logs, freon logs, and pool photos every Thursday</li><li>Monthly maintenance shop photos</li><li>Marketing calendar by the last day of each month</li><li>&ldquo;Follow-Up Friday&rdquo; tracker if property is below 95% occupancy</li></ul></li><li>Take marketing materials to local businesses and build community partnerships</li><li>Create and distribute the monthly resident newsletter via email by the 1st of each month</li><li>Monitor and update the property&rsquo;s website, Facebook, Instagram, TikTok, and other platforms daily</li><li>Create and post engaging daily content, including video tours and live videos</li><li>Coordinate, schedule, and lead resident retention and marketing events, including virtual events</li><li>Ensure printed media is always updated, stocked, and displayed properly</li><li>Monitor and respond to online reviews and social media messages</li><li>Order marketing materials as needed and maintain adequate supply</li></ul><p><strong>&nbsp;</strong></p><p><strong>Qualifications &amp; Skills:</strong></p><ul type=\"disc\"><li>Strong interpersonal and communication skills</li><li>Organized, self-motivated, and detail-oriented</li><li>Comfortable with creating video content and using social media platforms professionally</li><li>Knowledge of Entrata software is a plus</li><li>Dependability and a positive attitude are a must</li><li>Ability to work weekends and participate in property events as needed</li></ul><p><strong>Physical Requirements:</strong></p><ul type=\"disc\"><li>Ability to&nbsp;walk properties, conduct apartment tours, and assist with move-ins/move-outs</li><li>Frequent&nbsp;standing, walking, and light lifting (up to 25 lbs)</li><li>Ability to&nbsp;use a computer, phone, and office equipment for extended periods</li></ul><p><strong><br>&nbsp;</strong></p><p><strong>Woodruff Property Management Company is an Equal Opportunity Employer (EEO) and a Drug-Free Workplace.</strong></p><p>&nbsp;</p><div><div class=\"fr-view\"><div><div><div><div><div><div><div><div><div><div class=\"fr-view\"><br></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div></div>\n",
