    "description": "<p><span style=\"font-weight: bold\">CMP Exterior LLC is the preferred choice for safe, high-quality installation of commercial exterior finishes, including: </span>Air, vapor, and moisture barrier, Vinyl cladding, Fiber cement siding, PVC trim board and moulding, Specialty siding. </p>\n<p><br></p>\n<p><span style=\"font-size: 14px\"><em><span style=\"font-family: Arial, sans-serif\">The Project Manager has complete responsibility for the management of all assigned construction projects from inception, to estimating, to completion and closeout. </span></em></span><span style=\"font-size: 14px\"><em><span style=\"font-family: Arial, sans-serif\">The Project Manager is accountable for the supervision and direction of the activities of all field personnel on assigned construction projects informing team members of pertinent information.  This individual will be expected to uphold the budget, standards, and quality standards set forth by CMP Exterior.</span></em></span></p>\n<p><br></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-family: Arial, sans-serif\"><span style=\"font-size: 14px\">Responsibilities</span></span><span style=\"font-family: Arial, sans-serif\"><span style=\"font-family: Lato, sans-serif\">: </span></span></span></p>\n<p><span style=\"font-weight: bold\"><span style=\"font-family: Arial, sans-serif\"><span style=\"font-family: Lato, sans-serif\">Include but are not limited to the following: </span></span></span></p>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Consult </span>with owners, design team, GC/CM’s operations management and estimators to become thoroughly familiar with the project requirements and criteria. </p>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Support</span> field staff and accounting, through regular communication to ensure CMP is meeting our clients’ needs in order to help facilitate repeat business with existing clients.</p>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Overall project management process on assigned projects</span></p>\n<ul>\n<li>Prepare work schedules and targets for team w/ roof plan; share with foreman and team making sure milestones are being met</li>\n<li>Prepare charts based on start and finish dates as established by the contract</li>\n<li>Ensure subcontractor adherence to schedule and make sure subcontractor and office paperwork is submitted timely</li>\n<li>Adjust schedule to allow for unexpected circumstances</li>\n<li>Implement and monitors revisions to scope of work and prepare closeout docs</li>\n<li>Walk the jobsite regularly and be thoroughly familiar with all aspects of the project<br></li>\n<li>Assist as necessary, with the Estimating Department to bid and secure projects.</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Review and become familiar with contracts.  Create kick-off meeting:</span></p>\n<ul>\n<li>Check contracts to ensure all terms and conditions are followed</li>\n<li>Run kick off meeting</li>\n<li>Set up requisition and budget format with Accounting</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Supervise project team (Foreman and crew, billing and accounting and estimation communicate with the owner, PM, and or Superintendent). </span></p>\n<ul>\n<li>Monitor job schedule with Project Superintendent</li>\n<li>Maintain change order log weekly</li>\n<li>Ensure Foreman is demanding quality work and enforcing safety requirements and that both Foreman and field crew is adhering to specifications</li>\n<li>Hold regular team meetings, including discussion and resolution of accounting and administrative and or field issues,</li>\n<li>Ensure necessary permits form all agencies are secured then closed</li>\n<li>Approve expense reports from the Project Superintendents;</li>\n<li>Make final inspection of construction sites;</li>\n<li>Sign off on punch list</li>\n</ul>\n<p><span style=\"font-size: 13px\"> </span></p>\n<p><span style=\"font-weight: bold\">Control all project costs: </span></p>\n<ul>\n<li>Prepare and submit budgets to the accounting department for approval;</li>\n<li>Review and adjust, as necessary, committed cost reports and make owner aware of any potential problems;</li>\n<li>Write all commitments, i.e. contracts, purchase orders, and change orders;</li>\n<li>Approve and submit invoices weekly</li>\n<li>Review all subcontractor and supplier requisitions, adjusting, as necessary, prior to sending requisition to GC</li>\n<li>Track and monitor requisitions to ensure timely owner payment; bringing any discrepancies to to owners' attention</li>\n</ul>\n<p><span style=\"font-size: 13px\"> </span></p>\n<p><span style=\"font-weight: bold\">Resolve all change orders and work tickets </span>with the GC, subcontractors, and material suppliers in a timely fashion and/ or in accordance with contract time limitations</p>\n<p><span style=\"font-size: 13px\"> </span></p>\n<p><span style=\"font-weight: bold\">Perform complete job buy </span>out including drafting of subcontracts.  Buy job complete within 10 days of contract award.</p>\n<ul>\n<li>Draft subcontracts to be thorough, complete and all-inclusive, i.e. payment terms, safety policies or requirements, insurance requirements, etc.</li>\n<li>Ensure subcontractors are capable of performing work; prequalification is complete and that all policies regarding bonding of subcontractors are followed</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Minimum Qualification:</span></p>\n<ul>\n<li>5+ years of supervisory construction industry experience.  Depending upon the project size, scope, and complexity the years of experience may vary</li>\n<li>Thorough understanding of and following of plans and specifications in the construction of projects</li>\n<li>Experience in controlling job costs and adhering to progress schedules</li>\n<li>Interpretation of subcontract language and overall subcontract management a must</li>\n<li>Demonstrates solid presentation skills and verbal/written skills</li>\n<li>Ability to work with multiple priorities and tight deadlines and a proven track record in managing work in high demand operating work environments</li>\n<li>Willingness to travel a must. </li>\n</ul>\n<p><br></p>\n<p><br></p>",
