    "description": "<p>Takco is urgently seeking a pre-construction person with minimum 5 years' experience working for a general contractor estimator.</p>\n<p><span style=\"font-weight: bold\">Role Summary</span></p>\n<p>Owns the accurate and timely development of budgets, bids, and cost models to support profitable project acquisition and controlled execution.</p>\n<ul>\n<li>Preconstruction – Core Responsibilities\n<ul>\n<li>1. Lead Commercial &amp; Industrial Bidding\n<ul>\n<li>Manage the full bidding process for commercial and industrial projects to ensure accurate pricing, proper risk coverage, and alignment with company goals.</li>\n<li>Review drawings and specifications to clearly define project scope and identify potential risks and develop complete trade scopes to ensure all work is fully covered and properly bid.</li>\n</ul>\n</li>\n<li>2. Subcontractor Outreach &amp; Qualification\n<ul>\n<li>Identify and solicit qualified subcontractors for each trade based on project needs and ensure enough subcontractor participation to determine fair market price and competitive estimate.</li>\n<li>Review subcontractor proposals to confirm that scope requirements are complete and verify inclusions, exclusions, and clarifications on contractor proposals to find and eliminate scope gaps and overlap.</li>\n</ul>\n</li>\n<li>3. Estimate Development &amp; Pricing\n<ul>\n<li>Compare subcontractor bids to ensure pricing is complete and consistent and select qualified low bidders for each trade based on scope coverage, pricing, schedule capability, and reliability.</li>\n<li>Prepare accurate, competitive, and executable project estimates including direct costs, general conditions, contingencies, and company fee targets.</li>\n</ul>\n</li>\n<li>4. Risk Review &amp; Award Preparation\n<ul>\n<li>Confirm that each bid is complete, defensible, and ready for award by identifying scope gaps, design conflicts, and schedule concerns.</li>\n<li>Prepare clarifications, assumptions, and exclusions for client submission and present finalized bids for leadership approval and client delivery.</li>\n</ul>\n</li>\n</ul>\n</li>\n</ul>\n<p> </p>\n<ul>\n<li>Preconstruction – Additional Responsibilities\n<ul>\n<li>1.
