This position will oversee all activities related to land acquisition and entitlements. Coordinate with the development and design department ensuring all related activities including water, sewer, storm water, electric, gas and telephone/internet are progressing to schedule.

%0A%0A Essential Duties and Responsibilities include the following. Other duties may be assigned.
%0A%0A %0A Plan and direct all activities related to the acquisition of land and the entitlement of land for future apartment construction %0A Manage staff and communicate with corporate staff as needed during the acquisition process to determine the viability of the project %0A Create relationships with brokers, landowners, real estate agents, attorneys, city management and staff to facilitate the acquisition of land and assist in coordination of the entitlements necessary to move the project to permit ready status %0A Negotiate the acquisition of property with the seller or the seller’s representative, coordinate with DHI Communities legal staff or representative to complete the contract with terms acceptable to DHI Communities %0A Create all documentation, reports and analysis to support buying/not buying decision for the project %0A During the due diligence process, prior to putting up hard money, complete analysis to determine the financial viability of the project and meet with the city to determine the city’s position on the project %0A Post-closing, work with the Entitlement Department and Project Manager to resolve any issues that arise and continue to coordinate with the city to receive all approvals %0A Maintain due diligence documentation %0A Update management on acquisition status and issues on a timely basis %0A Research and develop new market data to determine markets that should be targeted for further investigation.
