    "description": "<p><span style=\"font-weight: bold\">POSITION SUMMARY</span></p>\n<p><span style=\"font-size: 15px\">The Project Manager (PM)is responsible for the overall management of concrete construction projects (plans, budgets, schedules, organizes, and controls for assigned projects).  Establishes project objectives through planning and budgets, serves as the primary point of contact with the client, and monitors construction and financial activities in collaboration with the Superintendent. </span></p>\n<p> </p>\n<p><span style=\"font-weight: bold\">ESSENTIAL DUTIES AND RESPONSIBILITIES </span><span style=\"color: red; font-size: 13px\"><br><br></span></p>\n<ul>\n<li><span style=\"font-size: 15px\">Responsible for the overall management direction of concrete construction projects</span></li>\n<li><span style=\"font-size: 15px\">Examines the scope of work and reviews bid drawings and project specifications to fully understand the customers expectations and project requirements.</span></li>\n<li><span style=\"font-size: 15px\">Responsible for financial analysis, forecasting, Project tracking, postmortem evaluations, and cost management to ensure profit margins are maintained on current and future projects.</span></li>\n<li><span style=\"font-size: 15px\">Performs pre-start-up site visits to establish logistics plans including identification of safety concerns, site hazards, location of utilities, etc.. </span></li>\n<li><span style=\"font-size: 15px\">Identifies, understands and actively manages project risks.</span></li>\n<li><span style=\"font-size: 15px\">Schedules and facilitates pre-job meetings with the Superintendent, client representative(s), subcontractors, and suppliers as necessary.</span></li>\n<li><span style=\"font-size: 15px\">Attend all required project meetings, both internal and external, and as the SME for the concrete industry uses knowledge to answer all questions, clarify deliverables and provide contract guidance when required.</span></li>\n</ul>\n<ul>\n<li><br><span>While managing various projects must help support, lead, coach and develop Assistant Project Managers.</span></li>\n<li><br><span>Review, understand, communicate, and adhere to all aspects regarding contract </span></li>\n<li><br><span>Work with Superintendents and Foremen to plan, organize and direct activities for all projects.</span></li>\n</ul>\n<ul>\n<li><span style=\"font-size: 15px\">Develop, track and manage RFI’s for all projects.</span></li>\n<li><span style=\"font-size: 15px\">Responsible to procure, monitor, resolve and close submittals for all projects.</span></li>\n<li><span style=\"font-size: 15px\">Must develop, maintain, and evaluate all project production schedules.</span></li>\n<li><span style=\"font-size: 15px\">Monitor and control project through administrative direction of on‐site Foremen/Superintendent to ensure project is completed on schedule and within budget</span></li>\n<li><span style=\"font-size: 15px\">Proactively develop relationships with the subcontractor community.</span></li>\n</ul>\n<ul>\n<li><br><span>Assist the Foreman and Superintendents in resolving scope problems with sub-contractors.</span></li>\n</ul>\n<ul>\n<li><span style=\"font-size: 15px\">Ensure that every project is managed to maximize customer satisfaction.</span></li>\n<li><span style=\"font-size: 15px\">Ensure project quality control plan are in effect and followed.</span></li>\n<li><span style=\"font-size: 15px\">Price, follow up, review and close change orders as necessary to provide a quality project while producing revenue for the company.</span></li>\n<li><span style=\"font-size: 15px\">Effectively defend and negotiate change orders and maintain relationships while producing revenue for the company.</span></li>\n<li><span style=\"font-size: 15px\">Ensure punch list is completed to the customer’s satisfaction.</span></li>\n<li><span style=\"font-size: 15px\">Ensure job processes are followed in accordance with policies.</span></li>\n<li><span style=\"font-size: 15px\">Ensure Foreman, Superintendents and Field staff are following project safety plan.</span></li>\n<li><span style=\"font-size: 15px\">Organize and host pre-pour meetings as the SME for each project. </span></li>\n</ul>\n<ul>\n<li><br><span>Build and develop trusting relationships with current customers and seek to identify opportunities to grow our customer base and build positive relationships.</span></li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">EDUCATION AND/OR EXPERIENCE </span><span style=\"font-size: 13px\">(Include necessary licenses and specialized training.)</span><span style=\"font-size: 13px\">.</span></p>\n<p><span style=\"color: #2d2d2d; font-size: 15px\"> </span></p>\n<ul>\n<li><span style=\"font-size: 15px\">At least 5+ years’ experience managing Concrete construction projects.</span></li>\n<li><span style=\"font-size: 15px\">Recognized ability to manage budgets, maximize profitability and generate future work through building relationships.</span></li>\n<li><span style=\"font-size: 15px\">Excellent verbal and written communication skills.</span></li>\n<li><span style=\"font-size: 15px\">Proven ability to negotiate contracts and change orders.</span></li>\n<li><span style=\"font-size: 15px\">Demonstrated ability to make timely and complex decisions.</span></li>\n<li><span style=\"font-size: 15px\">Proficiency in MS Office (Intermediate).</span></li>\n</ul>\n<ul>\n<li><br><span style=\"font-size: 15px\">Demonstrated knowledge of the Material Submittal process, RFP's and RFI's</span></li>\n<li><br><span style=\"font-size: 15px\">Proficiency with industry practices, processes, and standards;
