Our flagship transitional work program-- Ready, Willing &amp; Able-- integrates paid work, occupational training, and holistic supportive services to facilitate an individual&rsquo;s return to mainstream society.</p><p id=\"isPasted\"><span style=\"background-color: rgb(247, 218, 100);\">This is a live-in position with a studio apartment within a 24/7 building.</span> The Building Superintendent reports directly to the Director of Facilities Maintenance and is charged with complying with all standard operating procedures and policies connected to the maintenance of the physical plant in accordance with all City, State and Federal law. As the key employee of the building operations, the Superintendent is essential to the longevity of all equipment and the aesthetic nature of the property, interior and exterior.</p><p><strong>We offer a competitive salary with a comprehensive benefits including medical and dental coverage, paid participation in a retirement plan, sick and vacation leave, discount gym memberships, paid holidays, and more.</strong></p><p><strong><span style='font-size: 18px; font-family: \"Times New Roman\", serif; color: rgb(54, 95, 145);' id=\"isPasted\">Responsibilities:</span></strong></p><ul><li>Maintain&nbsp;adequate&nbsp;cleaning&nbsp;schedule&nbsp;(includes&nbsp;mopping,&nbsp;waxing/polishing&nbsp;of&nbsp;floors,&nbsp;elevator floors/doors, all windows/doors, vacuuming, trash removal, etc.).</li><li id=\"isPasted\">Carry out all routine maintenance and inspection which includes and not limited to all mechanical systems in boiler room, equipment and electrical rooms, roof, etc.</li><li>Responds to all emergency calls and notification to appropriate authorities and/or appropriate actions &ndash; 24-hour/7-day capacity.</li><li>Ensure&nbsp;that&nbsp;apartments&nbsp;are&nbsp;ready&nbsp;for&nbsp;occupancy&nbsp;by&nbsp;performing&nbsp;various&nbsp;and&nbsp;as&nbsp;needed&nbsp;electrical, HVAC, plumbing, carpentry, flooring, appliance repair, and other miscellaneous equipment maintenance and repairs.</li><li>Ensure&nbsp;effective,&nbsp;timely&nbsp;and&nbsp;professional&nbsp;interactions&nbsp;with&nbsp;residents,&nbsp;contractors,&nbsp;security&nbsp;and property management team on all maintenance services.</li><li>Ensure&nbsp;that&nbsp;all&nbsp;make-ready&nbsp;repairs&nbsp;and&nbsp;services&nbsp;are&nbsp;completed&nbsp;correctly&nbsp;and&nbsp;on&nbsp;schedule&nbsp;and communicated to the property management team.</li><li>Maintain awareness of the physical condition of the property and immediately correct unsafe conditions to maintain a safe environment.</li><li>Stay&nbsp;current&nbsp;on&nbsp;all&nbsp;applicable&nbsp;building&nbsp;codes&nbsp;and&nbsp;safety&nbsp;standards.</li><li>Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual&nbsp;inspections,&nbsp;inventories,&nbsp;purchase&nbsp;orders,&nbsp;and&nbsp;have&nbsp;full&nbsp;knowledge&nbsp;regarding&nbsp;contracts&nbsp;and suppliers.</li><li>Be responsible for stock control and utilization of maintenance materials, including ordering supplies and staying within allocated budgets, and performing scheduled maintenance on all equipment.</li><li>Maintain effective internal control over operational activities in compliance with best practice policy and guidelines.</li></ul><p><span style='font-size: 18px; font-family: \"Times New Roman\", serif; color: rgb(54, 95, 145);' id=\"isPasted\"><strong>Qualifications:</strong></span></p><ul id=\"isPasted\"><li>High school diploma required.</li><li id=\"isPasted\">Ability to prioritize and plan work activities and use time efficiently</li><li>Ability to interpret documents such as operating procedures and company documents and apply reasonable understanding of how to carry our instructions or take other, appropriate action</li><li>Basic knowledge of plumbing, electrical, HVAC/PTAC, carpentry, elevators, appliance maintenance, boilers, and snow removal.</li><li>The employee must regularly lift/move up to 50 lbs.
