Discover endless opportunities to grow and make your mark at Hines.</p>\n<h2>Responsibilities</h2>\n<p>As a Grounds Technician at Brickline at the Mercantile with Hines, you will be responsible for ensuring the property is well maintained and standards are met regarding the grounds and amenities. You will also provide support to the service team members as needed.</p>\n<p> </p>\n<p><strong>$1,000 sign-on bonus for external candidates hired into the position. Half paid out on your first paycheck and half upon 6 months of hire. (Not applicable for candidates through external staffing agencies)</strong></p>\n<ul>\n <li><p>Examines the property to remove litter, debris and other items ensuring the area is always clean and orderly</p></li>\n <li><p>Inform appropriate contacts and supervisors of any potential hazards and other harmful situations to residents, team members and guests</p></li>\n <li><p>Remove trash debris from apartments prior to the occupancy as well as clean and maintain the areas as needed</p></li>\n <li><p>Complete minor and routine service requests and assist other members when needed</p></li>\n <li><p>Support cost-cutting and expense control programs by verifying parts are up to standards for repair rather than a complete replacement when possible</p></li>\n <li><p>Attentive to questions from other service members as well as residents, responding in a respectful manner to complaints about maintenance services, and assign work requests according to urgency and efficiency</p></li>\n <li><p>Distributes communications and other information to residents</p></li>\n <li><p>Ensure safety information is current and readily accessible while keeping up to date on all OSHA and other safety related laws and requirements to ensure compliance</p></li>\n</ul>\n<h2>Qualifications</h2>\n<p>Minimum Requirements include: </p>\n<p> </p>\n<ul>\n <li>High school diploma or equivalent from an accredited institution preferred</li>\n <li>One or more years of related experience preferred</li>\n <li>Driver’s license to operate machinery in property</li>\n <li>Excellent interpersonal and communication skills</li>\n <li>Attention to detail, organization, and strong multitasking abilities</li>\n <li>Work indoors approximately 25% of the time and outdoors approximately 75% of the time</li>\n <li><p>Use olfactory, auditory, and visual senses</p></li>\n <li><p>Work standing all day</p></li>\n <li><p>Lift 25 lbs. or more</p></li>\n <li><p>Climb up and down stairs and ladders</p></li>\n <li><p>Access remote work areas and confined spaces (i.e., crawl spaces, roofs)</p></li>\n <li><p>Use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting)</p></li>\n <li><p>Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays</p></li>\n <li><p>Work overtime as business needs deem appropriate</p></li>\n <li>Compensation: $20/hr</li>\n</ul>\n<h2>Closing</h2>\n<p>At Hines, we strive for excellence as a leading global real estate investment manager, driven by our by our belief that real estate is fundamentally about people.
