We are seeking a Senior Construction Manager, OAR II, to join our Education & Facilities Sector. The ideal candidate brings at least 15 years of full‑time project and construction management experience, including oversight of large‑scale programs valued at over $20M. Additional details can be found in the full job description.</p>\n<h2>Responsibilities</h2>\n<ul>\n <li>Manages, oversees, and coordinates all facets of the pre-construction, bid and award, construction, and close-out phases of all assigned projects.</li>\n <li>Review pre-construction documents and submit comments to the Designer as necessary.</li>\n <li>Plans, organizes and prepares reports to upper management with respect to the status and/or progress of the projects.</li>\n <li>Coordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work coordinates with various District and Project staff.</li>\n <li>Manages both the project budget and schedule to meet the district’s qualitative standards; monitors project budget on a monthly basis and ensures that the budget accurately reflects the project status/progress.</li>\n <li>Manages daily activities of the contractor, reviews contractors’ construction schedules and submittals, and coordinates responses to the contractors’ inquiries through the Requests for Clarifications (RFC) and other related documents.</li>\n <li>Review substitution submittals from contractors to ensure specification and/or District requirements.</li>\n <li>Receives, reviews, and negotiates Contractor Change Order Proposal(s) to achieve a fair & reasonable price in accordance with the General Conditions; reviews and addresses any and all Schedule impacts in accordance with the project specifications in a timely manner.</li>\n <li>Reviews the process and monitors payments for the contractor, architects, engineers, and any other pertinent parties.</li>\n <li>Administers provisions of Professional Service Agreements between Architects and the District.</li>\n <li>Coordinates District delivery of related fixtures, furniture, and equipment.</li>\n <li>Monitors and manages project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close-out.</li>\n <li>Perform other related duties as assigned.</li>\n</ul>\n<h2>Qualifications</h2>\n<p><strong>Required Experience:</strong></p>\n<ul>\n <li>Bachelor’s degree in architecture, Engineering, or Construction Management from a recognized college or university.</li>\n <li>Must be able to complete the Certified Construction Manager (CCM) credential within one (1) year of employment in the Facilities Services Division of the client.</li>\n <li>College undergraduate but possess more than 20 years of Construction or Project Management experience and must complete the Certified Construction Manager (CCM) credential within one (1) year of employment in the Facilities Services Division.</li>\n <li>Possession of a valid Certified Construction Manager (CCM) credential, which may substitute for the required education.</li>\n <li><strong>Fifteen (15) years full-time</strong> paid professional experience in Construction and/or a combination of Project and Construction Management of Commercial and/or Public/Educational Facility Construction.</li>\n <li>Five (5) of the fifteen (15) years should have full responsibility for coordinating complex projects with construction values in excess of <strong>$20M.</strong></li>\n</ul>\n<p>Preferred:</p>\n<ul>\n <li>Design Build Experience.</li>\n <li>Experience utilizing Building Information Modeling (BIM).</li>\n <li>Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS).</li>\n <li>Experience with Division of the State Architect (DSA) construction/design processes.</li>\n <li>Safety and OSHA Safety Regulations (OSHA 30 minimum).</li>\n</ul>\n<p> </p>\n<p><strong>Preferred Licenses and Certificates:</strong></p>\n<ul>\n <li>A valid Certificate of Registration as an Architect by the California Architectural Board or Professional Engineer by the State Board for Professional Engineers and Land Surveyors.</li>\n <li>A valid Construction Manager (CCM) credential by the Construction Manager Certification Institute (CMCI).</li>\n</ul>\n<p>Salary range: $175,000 - $190,000 per year.</p>\n<p>Location: Los Angeles, CA </p>\n<p>Work Environment: Onsite </p>\n<h2>Our Company</h2>\n<p><strong>Cordoba Corporation: Making a Difference</strong></p>\n<p> Cordoba Corporation, a nationally recognized civil engineering, construction management, program management, and planning firm, has a proven track record of success.
