This position will perform repairs and maintenance on equipment, buildings and furnishings.</p><ul><li><strong>Hours</strong>: 8:00am-4:30pm (This could be adjusted)</li><li>Occasional weekends based on projects</li><li>On call for a week at a time, every 3 weeks (Monday through Sunday)</li><li><strong>Pay:</strong> $23.00 - $26.00 per hour, dependent upon experience</li></ul><p><br></p><p><strong>Job Functions</strong></p><ul><li>Maintains and actively promotes effective communication with all individuals.</li><li>Maintains a positive image of the entity in the community keeping in alignment with our mission, vision, and values.</li><li>Responsible for on-call services, as assigned.</li><li>Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent, fluorescent and LED bulbs and tubes, ballasts, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power, or specialty tools.</li><li>Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains, faucets and toilets, replacing drain hoses on washers and similar devices, etc.).</li><li>Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, apply cement patch, install/adjust door closures, and perform repairs to trim/doors).</li><li>Installs, repairs, and/or replaces appliances (e.g. refrigerators, ranges, hoods, microwaves, washer/dryer etc.)</li><li>Moves, reconfigures, installs and positions, furniture for residents and/or staff. (e.g. furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, tables, podiums and AV equipment etc.).</li><li>Repairs, modifies, and replaces damaged or missing parts to sheet metal fixtures and equipment (e.g. ducts, diffusers, metal cabinets, doors, covers, framing to provide safe, efficient operation of equipment.</li><li>Replaces and repairs ceiling tiles and ceiling grid systems to correct damaged, stained or broken tiles.</li><li>Removes blockages to drains and toilets to restore the flow and drainage of wastewater and products using appropriate tools and materials (e.g. hand, electrical and sewer snakes, plunger, etc.).</li><li>Prioritize work orders/work requests and complete them in a timely manner.</li><li>Monitors trash area for waste services; including but not limited to trash rooms, compactors and recyclable bins to manage them for service pick-up.</li><li>Repair, install and maintain metal and wood doors, locks and closures using various hand, power and specialty tools.</li><li>Performs routine system management, testing and system response to life safety systems including but not limited to fire detection, notification, and suppression systems.</li><li>Responds to facility or environmental emergencies including but not limited to power outages, water events, gas leaks and elevator emergencies.</li><li>Assist with snow removal during shift, and may be called in to assist other than normal work hours.</li><li>Required to respond to 24-hour emergency calls for assigned work area to perform emergency building or equipment repairs during off-duty hours.</li><li>Performs other duties, as assigned</li></ul>",
