    "description": "<p><span style=\"color: rgb(34, 34, 34); font-size: 12pt; font-weight: bold\">Primary Function:  </span><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">The Estimator will be responsible for determining the cost of construction projects including large project changes.<br>  </span></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">Responsibilities:</span></p>\n<ol>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Determines and collaborates with the preconstruction team to determine scope of project(s).</span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Ability to read and interpret plans and specifications as well as identify discrepancies.  </span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Designs, implements, and maintains cost estimating and subcontractor/supplier database(s). </span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Accountability and responsibility for construction cost estimates and/or bid.</span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Subject matter expert as it relates to cost estimating.</span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Responsible for soliciting the subcontractor and material supplier bids and follow through.</span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Collaborates with preconstruction team members in the preparation of contracts and subcontracts and the negotiation of revisions, changes, and additions to contractual agreements with general contractors, architects, clients, and suppliers.</span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Collaborates with other team members to develop the project schedule and the company’s corresponding cost for equipment, supervision, and labor costs.  </span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Proactively manage all the variables necessary to stay on track for successful bid execution or cost estimation. </span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">For design-build projects, work with the design-build team in the refinement of project scope and price while collaborating with the assigned Project manager who will be responsible for the development and execution of the design-build schedule.</span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Proactively collaborates with other team members in development and execution of presentation of proposals. </span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Knowledge of current applied techniques in project estimating from conceptual state to final detailed estimating.</span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Knowledge of building construction, materials, and methods.</span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Leads preconstruction efforts to respond to RFQs or RFPs.</span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Ability to develop conceptual estimates for projects from incomplete information relying on experience with projects of a similar nature.  </span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Comfortable working under the pressure of a deadline and managing many variables simultaneously. </span></li>\n<li><span style=\"font-size: 12pt\">Develops subcontractor/supplier interaction/relationships.</span></li>\n<li><span style=\"font-size: 12pt\">Actively involved in local/state/national estimating organizations (when requested).</span></li>\n<li><span style=\"font-size: 12pt\">Knowledge of M. B. Kahn’s Safety Program and OSHA guidelines. Complies with Company policies, procedures, and standards.</span></li>\n<li><span style=\"font-size: 12pt\">Promotes integrity, honesty, hard work, safety, and quality throughout all aspects of the project and is a professional representative of M. B. Kahn. <br></span></li>\n<li><span style=\"font-size: 12pt\">Performs additional assignments as directed by management or as required for successful project completion.<br><br></span></li>\n</ol>\n<p><span style=\"color: rgb(34, 34, 34); font-size: 12pt; font-weight: bold\">Required Skills/Abilities:  </span></p>\n<ul>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Proficient</span><span style=\"font-size: 12pt\"> in all aspects of Cost Estimator.</span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Thorough understanding and proficient use of Microsoft Word, Excel, PowerPoint and Project, On-Screen Take-Off Program(s).</span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Naturally analytical and able to visualize two dimensional drawings in three dimensions.</span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">A natural mathematician, instinctively comfortable with numbers. </span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Ability to develop formal written proposals.</span></li>\n<li><span style=\"color: rgb(34, 34, 34); font-size: 12pt\">Demonstrates excellent organizational, interpersonal, and communication skills both written and verbal.</span></li>\n</ul>",
