This role assists with staffing, training, vendor coordination, and project execution while ensuring excellent customer service to residents and stakeholders. Frequent travel, including overnight stays, and occasional weekends/holidays are required.</p>\n<p><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">I. ESSENTIAL DUTIES AND RESPONSIBILITIES</span></p>\n<ul>\n<li>Provide on-site support to maintenance teams, filling in at understaffed properties or assisting with special projects.</li>\n<li>Partner with the Director of Maintenance, leadership, and Area Management to maintain service standards across the portfolio.</li>\n<li>Identify, prioritize, and manage maintenance and capital projects; obtain bids and ensure budget compliance.</li>\n<li>Assist in staff development, training, and succession planning.</li>\n<li>Perform additional duties as assigned.</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">II. KNOWLEDGE, SKILLS AND ABILITIES</span></p>\n<ul>\n<li>Strong knowledge of maintenance disciplines: HVAC, plumbing, electrical, carpentry, roofing, and landscaping.</li>\n<li>Experience with budgeting, expense control, and contract bidding.</li>\n<li>Familiarity with Yardi Voyager and Microsoft Office (Word, Excel, Outlook).</li>\n<li>Excellent communication, organization, and leadership skills.</li>\n<li>Ability to multitask, prioritize, work independently, and maintain professionalism.</li>\n<li>Skilled in use of maintenance tools and equipment; strong customer service orientation.</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">III. QUALIFICATIONS</span></p>\n<ul>\n<li>Extensive experience in multi-site property maintenance.</li>\n<li>EPA Type I &amp; II certification and Certified Pool Operator (CPO).</li>\n<li>Valid driver’s license and insurance.</li>\n<li>Knowledge of applicable housing laws and regulations.</li>\n<li>Experience in multifamily leasing, sales, or customer service preferred.</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">IV. EDUCATION &amp; EXPERIENCE</span></p>\n<ul>\n<li>High school diploma or equivalent required.</li>\n<li>Prior experience managing maintenance teams and demonstrating leadership preferred.</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">V. ADDITIONAL REQUIREMENTS</span></p>\n<ul>\n<li>Ability to read, write, and communicate effectively in English.</li>\n<li>Basic math skills and report writing capability.</li>\n<li>Ability to follow written and verbal instructions and exercise sound judgment.</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">VI.
