In this role, you’ll guide a team of Land Development Managers, Project Managers, and Coordinators through every phase of site development — from planning and budgeting to construction execution, inspections, and community turnover. You will serve as the central point of accountability for schedule performance, cost control, regulatory compliance, and overall departmental results.</p>\n<p>This is an opportunity to shape our land strategy, develop top talent, collaborate across teams, and ensure our communities are delivered with excellence, efficiency, and quality.</p>\n<h2>Key Responsibilities</h2>\n<h3>Site Development Leadership</h3>\n<ul>\n <li>Oversee all project schedules; review, approve, and conduct weekly schedule compliance reviews.</li>\n <li>Lead land planning, entitlement, and engineering efforts for acquisition targets.</li>\n <li>Conduct contract and scope‑of‑work briefings with internal teams and external partners.</li>\n <li>Facilitate pre‑construction meetings with subcontractors, agencies, utilities, and consultants.</li>\n <li>Coordinate with government officials, inspectors, consultants, and subcontractors to secure necessary permits and ensure smooth project execution.</li>\n <li>Monitor workmanship and progress to ensure adherence to schedule and quality standards.</li>\n <li>Create, review, approve, and maintain project budgets, including monthly updates with accounting teams.</li>\n <li>Deliver weekly project status updates.</li>\n <li>Supervise Land Development and Project Managers; lead weekly staff meetings and monthly budget reviews.</li>\n</ul>\n<h3>Tract Acceptance & Bond Exoneration</h3>\n<ul>\n <li>Schedule and participate in municipal inspections to achieve final improvement acceptance.</li>\n <li>Address municipal punch‑list items and follow through to completion.</li>\n <li>Obtain final sign‑off letters and prepare documentation required for bond exoneration.</li>\n <li>Partner with HOA groups to manage turnover punch lists at subdivision completion.</li>\n</ul>\n<h3>General Management & Operational Oversight</h3>\n<ul>\n <li>Prepare bid forms, bid spreads, bid analyses, and recommendations for award.</li>\n <li>Oversee contract drafting and administration.</li>\n <li>Review, approve, and negotiate subcontractor/consultant pay applications and change orders.</li>\n <li>Evaluate cost impacts to budgets and participate in monthly financial reviews.</li>\n <li>Partner with the Acquisition team on feasibility studies, cost estimates, and value‑engineering for new projects.</li>\n <li>Oversee the full HOA process, including document creation, management company coordination, board participation, and turnover to resident‑controlled boards.</li>\n <li>Lead weekly New Community meetings.</li>\n <li>Support the VP of Land on CDD‑related activities.</li>\n <li>Ensure compliance with corporate policies, especially related to auditable land development files.</li>\n</ul>\n<h3>Special Assignments (as needed)</h3>\n<ul>\n <li>Manage project accounts receivable, prepare reimbursement requests, support bidding of special projects, and take on additional tasks aligned with division goals.</li>\n</ul>\n<h2>What You Bring</h2>\n<ul>\n <li>Bachelor’s degree preferred; Civil Engineering or Construction Engineering & Management is ideal.</li>\n <li>4–6 years of site development construction management experience, ideally with a homebuilder or residential engineering firm.</li>\n <li>Proven experience leading a mid‑to‑large team of land development professionals.</li>\n <li>Strong proficiency with Microsoft Office and project scheduling tools (e.g., MS Project).</li>\n <li>Excellent written and verbal communication skills; able to clearly communicate across all levels of the organization.</li>\n <li>Detail‑oriented, analytical, and highly organized, with strong follow‑up skills and a sense of urgency.</li>\n <li>Ability to read and interpret blueprints, grading plans, improvement plans, and landscape plans.</li>\n <li>Strong problem‑solver with the ability to manage multiple priorities and drive results.</li>\n <li>Self‑starter who takes initiative and thrives in a fast‑paced, collaborative environment.</li>\n <li>Strong interpersonal skills and the ability to build productive relationships with internal and external partners.</li>\n</ul>\n<h2>Requirements</h2>\n<ul>\n <li>The ideal candidate must be able to complete all physical requirements of the job with or without a reasonable accommodation. </li>\n <li>Ability to stand or sit for extended periods.</li>\n <li>Ability to move about work location.</li>\n <li>Ability to drive/travel as needed.</li>\n <li>Ability to walk up and down stairs.</li>\n <li>Ability to observe details at close range and communicate information so others will understand.</li>\n <li>Ability to transport and move up to 20 lbs and move as needed (<em>for roles in Construction/Customer Service/IT/Land/Marketing/Sales/Studio</em>).  <strong> </strong></li>\n <li>Periodically works in outdoor weather conditions (<em>for roles in Construction/Customer Service/Land/Sales</em>).</li>\n <li>On-site position at the KB Home Division Office. #LI-onsite</li>\n</ul>\n<h2>Compensation Details and Benefits</h2>KB Home offers a competitive base pay.
