The position provides maintenance support to Group Homes, the Day Program Service building and the Support Office building. Provide preventative maintenance on assets and ensure that certain operational inspections / checklists are completed. Maintain the facilities within OAC and state and federal guidelines.</span></p><p style='margin-top:9.25pt;margin-right:0in;margin-bottom:.0001pt;margin-left:.1in;text-indent:0in;font-size:15px;font-family:\"Calibri\",sans-serif;line-height:107%;'><br></p><p style='margin-top:0in;margin-right:29.9pt;margin-bottom:.0001pt;margin-left:.1in;text-indent:0in;font-size:15px;font-family:\"Calibri\",sans-serif;line-height:106%;'><span style='font-size:14px;line-height:106%;font-family:\"Arial\",sans-serif;'>Accountable for meeting and adhering to financial budgets, timely departmental reports, minimum Licensure K-Tag deficiencies and regular participation on Safety Committee. Oversee vehicle maintenance program and license tag renewal.</span></p><p style='margin-top:0in;margin-right:29.9pt;margin-bottom:.0001pt;margin-left:.1in;text-indent:0in;font-size:15px;font-family:\"Calibri\",sans-serif;line-height:106%;'><br></p><p><strong>ESSENTIAL FUNCTIONS&nbsp;</strong></p><ul id=\"isPasted\"><li>Maintain facilities in accordance to federal / state / location building codes and all ICF/DD governing agencies.</li><li>Takes lead role interacting with fire marshal and/or licensing review team while they are surveying OAC facilities</li><li>With direction from the Director of Facilities, schedules, assigns and coordinates preventative/corrective work orders; monitors timely completion.</li><li>Reports issues to the Director of Facilities when potential for disruption in the care environment exists.</li></ul><ul><li>Ability to work independently, set priorities, handle multiple tasks with concentration and speed and accuracy to meet&nbsp;deadlines.</li><li>Perform routine preventative maintenance on facilities occupied by&nbsp;OAC.</li><li>Perform any minor repairs to include plumbing, electrical, carpentry and&nbsp;HVAC.</li><li>Monitor and ensure company vehicles are maintained&nbsp;appropriately.</li><li>Remove unsightly debris or discarded material / equipment /&nbsp;furnishings.</li><li>Oversee any major projects performed by subcontractors and ensure work is being performed appropriately.</li><li>Respond to all emergencies relative to the&nbsp;facilities.</li><li>Ensure &ldquo;Maintenance Software Databases&rdquo; software is kept current with up to date&nbsp;information.</li><li>Ensure service contracts are performed efficiently and on a timely basis with all reports filed appropriately.</li><li>Provide oversight for janitorial cleanliness of the&nbsp;facilities.</li><li>Provide oversight for the ground, sidewalks and parking lots to ensure operational reliability and appearance</li><li>Maintain vehicle software, oversee vehicle maintenance and renew vehicle&nbsp;tags</li><li>Provide assistance needed to set up for OAC&nbsp;activities/events</li><li>Provide input to the organization as to areas the maintenance program could be&nbsp;improved.</li><li>Occasional in-service of various</li></ul><p><strong>QUALIFICATIONS&nbsp;</strong></p><p><u>Education &amp; Experience:</u></p><ul id=\"isPasted\"><li>High School Graduate or equivalent</li><li>Valid driver&rsquo;s license required</li><li>Must have at least one (1) year of experience in related field</li><li>CPR required within 30 days of hire</li><li>Must have the ability to learn and adhere to Federal, State and local codes regulations for residential and commercial facilities.</li><li>Effective communication skills both written, verbal and basic computer skills.</li><li>Proven expertise in plumbing, minor electrical, basic HVAC, and carpentry.</li><li>Supervisory experience preferred</li></ul><p><strong>&nbsp;</strong><u>Physical Requirements: &nbsp;</u></p><ul id=\"isPasted\" style=\"list-style-type: disc;margin-left:undefined;\"><li>Ability to sit or stand for long periods of time.</li><li>Ability to lift a minimum of 50 pounds; tasks may include lifting, repositioning, bending, turning, squatting, etc.</li><li>Ability to climb ladders</li></ul><p><br></p></div>\n",
