    "description": "<h2>Overview</h2>\n<p>The Lead Engineer is a pivotal member of the property management team, performing daily maintenance and repairs services for all mechanical, electrical, plumbing, HVAC, life safety, and energy management systems.</p>\n<h2>Responsibilities</h2>\n<ul>\n <li>Operate, maintain, monitor, and perform preventive, predictive, and corrective maintenance on building equipment, which may include mechanical/HVAC/plumbing systems, electrical/cabling, fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems.</li>\n <li>Maintain the professional appearance of the property, equipment, engineering spaces, and common areas.</li>\n <li>Maintain the building lighting system, including element and ballast repairs or replacements.</li>\n <li>Prepare estimates detailing the amount of time and materials needed for completing tasks. Maintains adequate supplies and tools and orders necessary materials to complete all tasks.</li>\n <li>Maintain an energy management program to ensure measures are taken to operate all systems most efficiently to keep operating costs at a minimum.</li>\n <li>Oversee and inspect the work performed by outside contractors. Contracted work may include landscaping, snow removal, remodeling, HVAC, plumbing, and cleaning.</li>\n <li>Performs work in compliance with standard operating procedures and/or critical work packages, and maintenance work instructions.</li>\n <li>Performs specialized and complex tasks such as carpentry, electrical, painting, roofing, HVAC, welding, furniture assembly/relocation, and locksmith tasks.</li>\n <li>Performs inspection of building systems, including fire alarms, HVAC, plumbing, and electrical.</li>\n <li>Use pc and/or phone/tablet for work order system, email, ESS, and training. Responds to emergencies and customer concerns.</li>\n <li>Performs other duties as assigned.</li>\n</ul>\n<h2>Qualifications</h2>\n<ul>\n <li>High school diploma or general education degree (GED) and eight or more years’ experience in electrical systems, refrigeration, HVAC, or equivalent combination of education and experience.</li>\n <li>Comprehensive knowledge of commercial MEP/HVAC, fire/life safety, electrical, and plumbing systems.</li>\n <li>Proficiency in Building Automation Systems (BAS), computerized maintenance management systems (CMMS), and energy management platforms.</li>\n <li>Strong leadership, organizational, and communication skills, with proven ability to motivate and manage a team.</li>\n <li>Ability to interpret technical drawings, blueprints, and specifications.</li>\n <li>Familiarity with industry codes and regulations (e.g., OSHA, NFPA, ASHRAE, local building codes).</li>\n <li>Proficient in Microsoft Office Suite; experience with work order and procurement systems is an asset.</li>\n <li>Ability to manage multiple priorities and respond quickly to emergencies.</li>\n <li>Excellent customer service orientation.</li>\n <li>Flexibility to work after-hours, weekends, or be on-call as building operations demand.</li>\n <li>Experience with LEED-certified or energy-efficient buildings.</li>\n <li>Project management experience, particularly in capital project execution.</li>\n <li>Strong analytical and problem-solving skills.</li>\n <li>Commitment to continuous improvement and professional development</li>\n</ul>\n<p>Compensation: $36 to $43 per hour, plus annual discretionary bonus eligibility. </p>\n<p> </p>\n<p>We offer a competitive benefits package for full-time, regular team members that includes group medical, dental, vision, life and disability benefits, critical illness and accident insurance, and participation in a pre-tax flexible benefits plan for healthcare and dependent care reimbursement and an employee assistance program.
