    "requisitionDescription": "<div><div><div><p data-pasted=\"true\"><strong>THE ROLE</strong>: The Land Acquisition Manager is responsible for finding, negotiating, presenting, and closing deals that meet financial requirements and product portfolio. Develops and cultivates relationships with top brokers and agents to get off market and best in market deals first. Working closely with the operations team to find the right product for the sites located.</p><p><strong>DAY IN THE LIFE:</strong></p><ul><li data-pasted=\"true\">Network with other builders, developers, brokers, and landowners to maintain market awareness and develop contacts to become a strong competitor in Division&rsquo;s market areas and emerging markets and to ensure that TJH has first look and market awareness of all opportunities coming to market in our market area.&nbsp;</li><li>Develop local market intelligence including key markets, pricing trends, competition, opportunity markets.&nbsp;</li><li>Assesses deals within the division buy box to determine feasibility.&nbsp;</li><li>Works closely with feasibility team to determine Proforma and presentation to senior executive approval team.&nbsp;</li><li>Conducts underwriting process ensuring opportunity compliance with all requirements.&nbsp;</li><li>Works in partnership with sales and marketing on asset pricing throughout the entire lifecycle&nbsp;</li><li>Spends time in the market to visit asset opportunities, participates in local activities to build network.&nbsp;</li><li>Leverages relationships and market intelligence to find off-market opportunities.&nbsp;</li><li>Negotiates deals by leveraging market knowledge to secure the best pricing.&nbsp;</li><li>Reviews library portfolio and works closely with land team to determine how opportunities work within library portfolio to validate a real potential deal.&nbsp;</li><li>Coordinate with other land acquisition associates, sub-contractors, consultants, real estate brokers, governing agencies, utility companies and other individuals and agencies relating to the land acquisition and development department.&nbsp;</li></ul><p><strong>WHAT YOU&rsquo;LL NEED:</strong></p><ul><li data-pasted=\"true\">Bachelor&rsquo;s degree in Business Administration, Finance, Marketing, Real Estate, Urban Planning or related field&nbsp;</li><li>3-5 years&rsquo; experience in Real Estate, Sales, Acquisitions or Development &nbsp;</li><li>CA Real Estate License in good standing with the DRE Preferred (Requirement to obtain CA DRE License within 6 months)&nbsp;</li></ul><p>#LI-Hybrid</p><p>The compensation range for this role is influenced by a variety of factors including but not limited to skills, experience, qualifications, and geographic location.
