This position supervises maintenance team members, coordinates service requests and preventative maintenance programs, manages vendor relationships, and ensures compliance with company policies and applicable regulations.</p>\n<p><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">What You'll Do:</span></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">Maintenance Operations</span></p>\n<ul>\n<li>Oversee daily maintenance activities for the community, including service requests, preventative maintenance, and apartment turns.</li>\n<li>Prioritize and assign work orders to maintenance team members.</li>\n<li>Ensure service requests are completed accurately, efficiently, and within company-established timelines.</li>\n<li>Perform and assist with repairs involving HVAC, plumbing, electrical, appliances, carpentry, painting, drywall, and general maintenance.</li>\n<li>Maintain curb appeal and ensure all common areas, amenities, and grounds are in excellent condition.</li>\n<li>Conduct routine property inspections and identify maintenance concerns.</li>\n</ul>\n<p><span style=\"font-size: 12pt; font-weight: bold\">Make-Ready and Unit Turn Process</span></p>\n<ul>\n<li>Manage apartment turnover schedules to ensure units are ready for occupancy on time.</li>\n<li>Coordinate inspections and completion of make-ready work.</li>\n<li>Monitor unit quality standards and ensure readiness meets company expectations.</li>\n</ul>\n<p><span style=\"font-size: 12pt; font-weight: bold\">Team Leadership</span></p>\n<ul>\n<li>Supervise, train, coach, and develop maintenance team members.</li>\n<li>Schedule staff and coordinate on-call responsibilities.</li>\n<li>Conduct performance evaluations and provide ongoing feedback.</li>\n<li>Foster a positive, team-oriented work environment.</li>\n</ul>\n<p><span style=\"font-size: 12pt; font-weight: bold\">Vendor and Contractor Management</span></p>\n<ul>\n<li>Coordinate and oversee work performed by outside contractors and vendors.<br></li>\n<li>Monitor vendor performance and maintain professional relationships.</li>\n</ul>\n<p><span style=\"font-size: 12pt; font-weight: bold\">Budget and Inventory Management</span></p>\n<ul>\n<li>Assist in developing and managing the maintenance budget.</li>\n<li>Monitor expenses and identify opportunities for cost savings.</li>\n<li>Maintain inventory of maintenance supplies, equipment, and parts.</li>\n<li>Ensure proper purchasing procedures are followed.</li>\n</ul>\n<p><span style=\"font-size: 12pt; font-weight: bold\">Safety and Compliance</span></p>\n<ul>\n<li>Ensure compliance with OSHA, EPA, Fair Housing, and company safety policies.</li>\n<li>Conduct regular safety inspections and maintain required documentation.</li>\n<li>Respond to emergency maintenance situations as needed.</li>\n<li>Ensure proper handling and storage of hazardous materials.</li>\n</ul>\n<p><span style=\"font-size: 12pt; font-weight: bold\">Customer Service</span></p>\n<ul>\n<li>Provide exceptional customer service to residents.</li>\n<li>Address resident maintenance concerns professionally and promptly.</li>\n<li>Partner with the management team to enhance resident satisfaction and retention.</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">What You'll Need:</span></p>\n<ul>\n<li>High school diploma or GED required.</li>\n<li>Minimum of 3-5 years of apartment maintenance experience.</li>\n<li>Previous supervisory experience preferred.</li>\n<li>EPA Universal Certification <span style=\"font-weight: bold\">Required</span></li>\n<li>HVAC certification preferred.</li>\n<li>Valid driver's license and reliable transportation.</li>\n<li>Ability to participate in an on-call rotation and respond to emergencies after hours.</li>\n</ul>\n<p><span style=\"font-size: 12pt; font-weight: bold\">Knowledge, Skills, and Abilities</span></p>\n<ul>\n<li>Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general building maintenance.</li>\n<li>Strong leadership and team development skills.</li>\n<li>Excellent organizational and time management abilities.</li>\n<li>Ability to read and interpret technical manuals and blueprints.</li>\n<li>Proficiency with property management and maintenance software.</li>\n<li>Effective communication and customer service skills.</li>\n<li>Ability to prioritize multiple projects and meet deadlines.</li>\n</ul>\n<p><span style=\"font-size: 12pt;
