    "description": "<p>THE NEED</p>\n<p>Maintenance Tech<span> </span>needed for an apartment community in<span> </span>Norfolk, VA. The ideal candidate will have experience with managing multi-family properties and maintenance personnel.</p>\n<p><br></p>\n<p>REQUIREMENTS</p>\n<ul>\n<li>2+ years of residential maintenance experience.</li>\n<li>Prior experience with Yardi management systems preferred.</li>\n<li>HVAC certification required.</li>\n<li>Knowledge of the Virginia Residential Landlord and Tenant Act (VRLTA) and Fair Housing Laws.</li>\n</ul>\n<p>CRITICAL QUALIFICATIONS</p>\n<ul>\n<li>Self-motivated, detail oriented and reliable.</li>\n<li>Can establish relationships quickly and easily with a diverse group of people.</li>\n<li>Has a high energy level and great customer service skills.</li>\n<li>Goal oriented and results focused.</li>\n</ul>\n<p>RESPONSIBILITIES</p>\n<ul>\n<li>Maintenance Tech responsibilities include, but are not limited to:</li>\n<li>Must be HVAC certified and be able to perform the tasks required.</li>\n<li>Complete all maintenance service requests as assigned and per company policy.</li>\n<li>Maintain and service HVAC systems (replace condensers, motors, thermostats and electrical system components, compressors, etc.).</li>\n<li>Maintain and service plumbing systems to ensure functionality.</li>\n<li>Perform basic maintenance and repairs of electrical systems (replace fixtures, bulbs, sockets, GFIs and repair circuit breakers).</li>\n<li>Perform manual repairs (repair and/or replace locks, doors, windows, etc.)</li>\n<li>Complete make-ready process of vacant units as directed by the site manager.</li>\n<li>Complete grounds work as directed by the site manager for curb appeal.</li>\n<li>Maintain a working knowledge of tools, common appliances and devices.</li>\n<li>Order and organize supplies and parts.</li>\n<li>Maintain a courteous and professional attitude and appearance.
