This role requires expertise in engineering systems, a thorough grasp of project management processes, and proficiency in essential skill sets such as leadership, organization, time management, communication, and client service. Responsibilities include, but are not limited to:</p>\n<p> </p>\n<p> </p>\n<ul>\n <li><p>Demonstrate expert understanding of Construction Drawings and Documentation.</p></li>\n <li><p>Collaborate with clients and stakeholders to define project scope and determine optimal delivery methods.</p></li>\n <li><p>Assist in preparation of early project budgets and capital improvement projections.</p></li>\n <li><p>Prepare bi-weekly and as-needed construction updates for ownership.</p></li>\n <li><p>Manage and develop Assistant Construction Managers as needed.</p></li>\n <li><p>Direct activities of architects/engineers in the development of preconstruction drawings and construction administration activities.</p></li>\n <li><p>Review working drawings ensuring compliance with Hines and Ownership Standards and basis of design.</p></li>\n <li><p>Prepare and monitor cost estimates, budget updates, change order reports as requested by the client.</p></li>\n <li><p>Develop bid packages and procure proposals in adherence to Hines and client’s policies.</p></li>\n <li><p>Monitor and review contractors' work as it relates to budget, schedule, and owner’s program. Coordinate and facilitate general construction activities.</p></li>\n <li><p>Forecast costs for upcoming project activities, manage RFIs, submittals, schedules, budgets, and scopes through project management software.</p></li>\n <li><p>Administer change order procedures and contractor progress payments.</p></li>\n <li><p>Maintain and monitor the progress of punch lists.</p></li>\n <li><p>Control project documentation and historical data regarding construction.</p></li>\n <li><p>Assist Owner in space planning, budget preparation, material selection, cost estimating, construction contracts and cost monitoring.</p></li>\n <li><p>Encourage a safe working environment and reviews of all required OSHA and Worker's Compensation safety and accident reports with the General Contractor.</p></li>\n</ul>\n<h2>Qualifications</h2>\n<p>Minimum Requirements include:</p>\n<p> </p>\n<ul>\n <li>Bachelor's degree, preferably in construction science, engineering or related field from an accredited institution.</li>\n <li><p>Five years of general contractor or construction related experience with two of the years being in management role.</p></li>\n <li><p>Meaningful experience in planning, design and construction of integrated mechanical, electrical and control systems.</p></li>\n <li>Demonstrate proficiency in Microsoft Office software.</li>\n <li>Work within governance-intensive approval model, including project management software platforms such as PM Web.</li>\n <li>Demonstrate understanding and successful application of general construction terminology and processes.</li>\n <li>Read and interpret construction related manuals, research/instructional reports, safety rules, and methods and procedures in mechanical drawing and layout work.</li>\n <li>Read and interpret detailed construction drawings and specifications and communicate findings with team.</li>\n <li>Negotiate and interpret the intent of contract documents and mediate disputes as needed.</li>\n <li>Analyze and interpret various types of data to draw conclusions and solve problems.</li>\n <li>Interact with employees, visitors and contractors with poise and diplomacy.</li>\n <li>Maintain a calm demeanor in emergencies.</li>\n <li>Compose business letters, expositions, summaries, and reports, using proper format, punctuation, grammar, diction, and style.</li>\n <li>Speak before an audience with confidence, using appropriate communication skills/style.</li>\n <li>Demonstrate strong initiative.</li>\n <li>Establish and maintain a cooperative working atmosphere among staff and contractors.</li>\n <li>Exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions.</li>\n <li>Perform numerical and financial calculations including calculating surfaces, volumes, weights, and measures.</li>\n <li>Compensation: $118,400 - $175,000.</li>\n <li>This position requires a full-time onsite presence.</li>\n</ul>\n<h2>Closing</h2>\n<p>Hines is a privately owned global real estate investment firm founded in 1957 with a presence in 285 cities in 28 countries.
