We provide comprehensive facility services ranging from mechanical maintenance and self-performed, site-based operations to energy-efficiency upgrades and supplier-managed interior/exterior maintenance.</p>\n<h2>Job Summary</h2>\n<p>In a safe, efficient and professional manner the Maintenance Technician II will support the Maintenance Manager in the preventative, corrective, and general maintenance.  Other duties include, but not limited to, daily assessments of systems, maintain a clean working environment, and other various duties as assigned by the Maintenance Manager or Lead Maintenance Technician, while adhering to all safety and health standards. The Maintenance Technician II is responsible for performing preventative maintenance in accordance with the CMMS schedule, assisting other Maintenance Technicians with repairs to electrical, plumbing, and HVAC systems.  All work is to be performed according to manufacturing standards and will follow change process of qualified core equipment. The Maintenance Technician II is also responsible for following all processes to support client satisfaction.</p>\n<h2>Essential Duties & Responsibilities</h2>\n<ul>\n <li>Performs preventive maintenance on HVAC systems per CMMS scheduling. Changing of filters and belts as needed. Cleaning of cooling and heating coils, while checking condensate drains. Lubricating bearings on pumps and fans as needed. </li>\n <li>Installs lighting ballasts and bulbs as needed per CMMS work request.</li>\n <li>Assists, when necessary, the Lead Technician or Maintenance Technician III in repair, adjustment and maintenance of refrigerants, heat exchangers, HVAC equipment and systems, electrical, emergency backup systems and hot water systems; chilled water, and air conditioning equipment; boilers, heating, ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; records readings as necessary to ensure proper operation of equipment and makes adjustments where necessary to assure proper operation of equipment and notifies appropriate parties of any problems or malfunctions.</li>\n <li>Analyzes the operation of various systems, determine the cause of problems/malfunctions and take corrective action as required.</li>\n <li>Supports occupant satisfaction processes by ensuring clients are informed about the status of their request in a timely and accurate manner.</li>\n <li>Performs building rounds and is responsible for reporting equipment malfunctions, noises, smells or odors that could be potential problems, to the Maintenance Manager or Lead Technician. </li>\n <li>Performs and documents maintenance and repairs timely and accurately.</li>\n <li>Manages time wisely. Remains productive while working independently.</li>\n <li>Maintains tools and orders supplies as required for installation and repairs.</li>\n <li>Complies with departmental policy for the safe storage, usage and disposal of hazardous materials. Maintains a clean and safe workspace.</li>\n <li>Safely uses hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment.</li>\n <li>Follows safety practices, and utilizes protective clothing and equipment as required by OSHA. Knows the whereabouts of all emergency equipment (i.e. fire extinguishers, eyewash and shower stations, first aid supplies, breathing apparatus, etc.</li>\n <li>Performs other various duties as assigned by supervisors.</li>\n <li>For internal candidates, must constantly receive a “meets expectations” job performance review.</li>\n</ul>\n<h2>Qualifications</h2>\n<ul>\n <li>Ability to maintain a flexible schedule: days, evenings, weekends and emergencies.</li>\n <li>Present self in professional manner: neat appearance and grooming.</li>\n <li>Able to produce a quality work product in a prompt, safe and efficient manner.</li>\n <li>Observe and adhere to safety and health rules.</li>\n <li>Good communication with and respect for co-workers and their property, vendors, and tenants.</li>\n <li>Team player, hard worker, good interpersonal skills, ability to communicate well in both oral and written reports.</li>\n <li>Maintain a good attendance record, including notification in the event of tardiness and absence.</li>\n</ul>\n<p> </p>\n<ul>\n <li>High school diploma or equivalent</li>\n <li>Must be 18 years of age</li>\n <li>Trade School Certification a plus</li>\n <li>Computer literate</li>\n <li>2+ years in experience with commercial air conditioning including: chillers, water pumps, cooling towers, air handlers, package units, split systems, exhaust fans and heat pumps.</li>\n</ul>\n<p><strong> </strong></p>\n<p><strong> </strong></p>\n<p><strong>LANGUAGE SKILLS </strong>  </p>\n<p>Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Familiar with energy management systems. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.</p>\n<p> </p>\n<p><strong> </strong></p>\n<p><strong>CERTIFICATES, LICENSES, REGISTRATIONS</strong></p>\n<ul>\n <li>Valid State Driver’s License </li>\n <li>CFC Universal Certification a plus</li>\n <li>The State licensing Requirements for performing this trade</li>\n</ul>\n<p> </p>\n<h2>Physical Demands</h2>\n<p>While performing the duties of this job, the  Maintenance Technician II is regularly required to stand at eight hour intervals with occasional scheduled breaks, walk, use hands to finger, handle, or feel, reach with hands and arms, stoop, kneel, crouch, or crawl, and talk or hear. The individual frequently is required to climb stairs and ladders.
