    "requisitionDescription": "<div><p id=\"isPasted\"><strong>JOB DUTIES AND RESPONSIBILITIES:</strong></p><ul><li>Performs simple repairs of structures and equipment.</li><li>Maintains repairs, installs doors, windows, and screens as directed.</li><li>Execute service calls that may require minimal skills in plumbing, electrical, and painting.</li><li>Install, replace, and adjust building hardware such as hinges, hasps, and locks.</li><li>Install devices such as traps and vents integral to plumbing systems.</li><li>Uses appliance dolly to install/remove appliances such as refrigerators, stoves, or to haul materials to a work site.</li><li>Operates a variety of hand-guided or electrically powered equipment such as hand drills, floor buffers, etc.</li><li>Assists in documenting various daily reports as required.</li><li>Performs cleaning of units for occupancy.</li><li>Cleans stoves, refrigerators, ceiling fans, bathroom fixtures, commodes, sinks, tubs, windows, and strip and waxes floors.</li><li>Wear personal protective equipment and comply with safety requirements.</li><li>Maintain confidentiality of necessary information.</li><li>Utilize supplies and equipment properly and without waste.</li><li>Work in a safety conscious manner, which insures that safe work practices are used in order not to pose a risk to self and others.</li><li>Comply with company policies and procedures and local, state, and government regulations, and maintains a dependable attendance record</li><li>Successfully complete related training or classes as assigned by the Housing Authority.</li><li>Performs other related duties and responsibilities as assigned.</li></ul><p><strong>MINIMUM REQUIREMENTS:</strong></p><ul><li>High School Diploma or GED. &nbsp;</li><li>Twelve (12) months experience in a directly related position utilizing the methods, materials, and equipment used in various phases of maintenance operations.</li><li>Must hold a valid Texas Driver&rsquo;s License and maintain a satisfactory driver&rsquo;s record. May operate Authority vehicle while on Housing Authority business.</li><li>Must have reliable transportation to get to and from work.</li><li>Be available to work after hours and on holidays/weekends as required.&nbsp;</li><li>Must agree to participate in on-call rotation duties as required to meet Housing Authority goals and objectives.</li></ul><p>&nbsp;<strong>KNOWLEDGE, SKILLS and ABILITIES:&nbsp;</strong></p><ul><li>Perform routine make-ready duties to make units ready for occupancy. Have knowledge of, and experience using, basic procedures such as those for surface prep for painting, painting, floor prep and cleaning, minor appliance, cabinet, door and lock repair, etc.</li><li>Perform corrective maintenance as required and have a good working knowledge of materials, equipment, and methods used in ordinary maintenance and repair operations of apartment units.</li><li>Knowledge of Hazardous materials and chemicals used in cleaning of appliances, tubs, sinks, commodes, floors and windows. Working knowledge of safety hazards, and precautions to take pertinent to the work.</li><li>Read and write in English and follow oral and written instructions. Work effectively with others and the public.</li><li>Maintain a positive working relationship and demonstrate good judgment and integrity with staff, residents, and the public.</li><li>Deal effectively with diverse groups and individuals.</li><li>Plan and organize workload effectively.</li><li>Exercise good judgment in appraising situations and making decisions.</li><li>Physical Demands: Ability to lift or move a minimum of 50 pounds. Routinely may be required to exert considerable physical effort while assisting in moving and carrying heavy objects in excess of 50 pounds, such as refrigerators, stoves, etc.&nbsp;</li><li>Ability to work, move, walk stand, and bend for prolonged periods of time (up to 8 hours); with occasional climbing, kneeling, stooping, reaching at, below, and/or above shoulder height, bending, twisting, squatting, pushing, pulling, carrying, required.&nbsp;</li><li>Ability to work under variable weather conditions. &nbsp;</li></ul></div>\n",
