Associates may not be able to independently troubleshoot and problem solve more complex residential maintenance issues. &nbsp;</span></span></span></p><p><span style=\"color: rgb(0, 0, 0);\"><span style=\"font-family: arial,sans-serif;\"><span style=\"font-size: 14px;\">Primary responsibility is to perform maintenance functions in the community, including rental units, office buildings, residential areas, grounds and parking lots. They should know the components and know how to switch out replacement parts. They can identify an expansion valve, suction line, clean coils, replace thermostats, motors, blower wheels etc. They should be able to diagnose and analyze HVAC issues. They should know a high amp draw, low suction pressure and high head pressure automatically means that you check the expansion valve. They are very versed in wiring schematics, mechanical refrigeration knowledge, have soldering skills, entire system accurate diagnosis etc. An HVAC II should have experience in the field to include Geo thermal, Residential split systems, gas and electric furnaces, heat pump system.
