Description
POSITION SUMMARY
The Area Sales Manager is responsible for driving top-line revenue performance across PAH Management's three Arkansas properties: the Aloft Bentonville-Rogers, TownePlace Suites Fayetteville/Springdale, and Fairfield Inn & Suites Jonesboro. This role leads, coaches, and holds accountable the sales team across all three locations while maintaining a personal book of business and direct sales activity. Reporting to the Director of Sales, the Area Sales Manager serves as the commercial leader for the Arkansas area, responsible for growing existing accounts, generating new corporate and group business, maximizing occupancy and ADR, and ensuring each property's sales efforts are aligned with PAH standards and brand expectations.
This is a field-based, travel-required role. The Area Sales Manager is expected to be present and active across all three properties and in the market on a regular basis.
ESSENTIAL DUTIES AND RESPONSIBILITIES
The following is a representative list of duties and is not exhaustive. Other duties may be assigned.
Area Sales Leadership
Direct, coordinate, coach, and hold accountable the sales coordinators and managers across the Bentonville, Fayetteville, and Jonesboro properties in all sales-related activities, including direct solicitation, lead follow-up, and sales administration. Conduct weekly sales meetings at each property in accordance with PAH Management standards; ensure meetings are structured, purposeful, and drive accountability. Develop quarterly Key Result Areas (KRAs) for each sales team member and conduct regular reviews to ensure progress and goal attainment. Conduct all Sales Performance Appraisals in accordance with PAH Management SOPs; motivate, coach, counsel, and administer progressive discipline as needed. Monitor the sales incentive plans across the area; ensure all sales associates can articulate their earning potential and that incentives are processed accurately and on time. Administer sales training across all three properties in accordance with PAH Management and brand standards.
Direct Sales and Account Management
Maintain a personal book of business with direct responsibility for key accounts, new business development, and revenue generation at the area's primary property. Grow existing corporate, group, and transient accounts while actively prospecting for new business across all three Arkansas markets. Monitor production of top accounts across the area; evaluate market trends and ensure the sales team is held accountable for performance within their assigned territories. Initiate and follow up on leads in a timely manner; maintain active participation in the area sales solicitation program. Coordinate group and transient bookings to maximize revenue and profitability; coordinate non-group transient and catering solicitations to optimize overall mix. Abide by Prime Selling Time (PST) and ensure all sales team members do the same. Conduct professional, thorough site inspections with clients, effectively presenting the features and benefits of each property. Entertain clients and develop networking opportunities through active participation in community organizations, professional associations, and local market events.
Revenue and Market Strategy
Meet or exceed budgeted revenue goals at the assigned primary property and across the area portfolio. Develop and maintain market awareness across all three Arkansas markets to predict revenue opportunities and implement proactive strategies. Develop strategies to increase market share when revenue penetration goals are not being met, including targeted blitzes, promotions, and competitive response plans. React quickly to negative marketplace trends; implement corrective actions in coordination with the Director of Operations. Handle inquiries as part of the Inquiry Day Program and ensure the sales team does the same.
Planning, Reporting, and Administration
Prepare and complete accurate end-of-month reports for all three properties in accordance with PAH Management SOPs. Prepare and complete the annual revenue budget and annual Marketing Plan for the Arkansas area. Utilize the property's computerized sales management system (CRM/Delphi) to manage business across the area, including generating reports, entering business, blocking space, and building accounts. Operate the sales function within the established sales expense budget for the area. Prepare all required reports accurately and on time; review meeting planner evaluations and ensure any service issues are addressed promptly. Participate in Manager on Duty (MOD) coverage as scheduled. Perform other duties as assigned by the Director of Operations or COO.
MINIMUM QUALIFICATIONS
Minimum 4 years of progressive hotel sales experience; OR a 4-year degree in Hospitality Management, Business Administration, or a related field with at least 2 years of hotel sales experience; OR a 2-year degree in a related field with at least 4 years of hotel sales experience. Demonstrated experience in direct hotel sales with a track record of meeting or exceeding revenue goals. Prior experience leading, supervising, or mentoring a hotel sales team. Valid driver's license; must be able to travel regularly across the Bentonville, Fayetteville, and Jonesboro markets. Proficiency in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint). Strong written and verbal communication skills; able to engage effectively with clients, ownership, brand representatives, and associates at all levels.
PREFERRED QUALIFICATIONS
Prior multi-property or area sales experience in a hotel management company environment. Familiarity with Marriott or Hyatt brand standards, systems, and performance platforms (Aloft is a Marriott brand; TownePlace Suites is a Marriott brand; Fairfield Inn is a Marriott brand). Experience with hotel sales CRM platforms such as Delphi (Amadeus), CI/TY, or comparable systems. Working knowledge of GDS systems and channel management in a select-service hotel environment. Familiarity with STR reporting and competitive set analysis. Knowledge of the Northwest Arkansas and/or Northeast Arkansas commercial market landscapes.
TECHNOLOGY AND SYSTEMS PROFICIENCY
Microsoft Office Suite: Word, Excel (reporting and tracking), Outlook, and PowerPoint (client presentations and ownership reporting). Hotel Sales CRM: Delphi (Amadeus), CI/TY (Marriott), or comparable property-level sales management system; experience entering accounts, blocking space, generating pace reports, and managing leads. Brand Sales Platforms: familiarity with Marriott's sales and reporting ecosystem, including MarRFP, CI/TY, and brand performance dashboards. GDS Systems: working knowledge of global distribution system channels and how hotel inventory and rates are managed across platforms. STR / CoStar: ability to read, interpret, and present competitive set benchmarking and market share data. Property Management System (PMS): ability to pull basic operational and revenue data; familiarity with Opera, Fosse, or brand-equivalent PMS platforms.
WORK ENVIRONMENT AND PHYSICAL REQUIREMENTS
This is a field-based role covering three Arkansas properties. Regular travel between Bentonville, Fayetteville/Springdale, and Jonesboro is required. A valid driver's license is required. The Area Sales Manager is expected to be present and active at each property on a rotating basis, with schedule and travel frequency driven by business need and performance priorities. Must be available to work a flexible schedule including evenings and weekends as client entertainment, events, and business development activities require. Light to moderate physical activity: ability to lift and carry up to 20 pounds occasionally; extended periods of standing and walking during property tours and client site visits. This position is subject to a pre-employment background check.
