For the right project experience and years of experience, the successful candidate would have a path to career advancement and growth with Construction One.&nbsp;</p><p>The role of Project Manager encompasses responsibility for the complete management and execution of assigned projects. &nbsp;Your primary responsibilities can include, but are not limited to:</p><p><strong><u>Responsibilities</u></strong></p><ul><li>Assist estimating department in bidding process and accepting handoff of awarded projects</li><li>Develop and maintain working relationships with Clients, Consultants, and other agencies of the project team</li><li>Set up project through proper accounting procedures</li><li>Establish and maintain a working relationship with the customer, subcontractors, and vendors</li><li>Develop and maintain a project schedule consistent with contractual requirements</li><li>Review subcontract bids for completeness, revise as necessary and negotiate best possible contract with subcontractors and material suppliers</li><li>Issue Purchase Orders for necessary materials</li><li>Issue Contracts for subcontractors and vendors</li><li>Maintain project budget</li><li>Prepare and review with Superintendent Job Start Package</li><li>Conduct preconstruction meetings with appropriate parties</li><li>Conduct periodic job meetings during construction with appropriate parties</li><li>Oversee Superintendent, assist with job specific procedures and adjust progress as necessary to insure timely completion of project</li><li>Assist Superintendent with job specific safety requirements and ensure their compliance</li><li>Process all required paperwork for both internal and external use</li><li>Ensure that both Company and client objectives are being met&nbsp;</li><li>Prepare close out documentation in accordance with accounting procedures</li><li>Prepare timely draw requests and invoicing with required backup for accounting</li><li>Travel as necessary for the proper execution of assigned projects</li><li>Attend all meetings and training as necessary / required</li><li>Other duties as assigned</li></ul><p>&nbsp;<strong>Work experience &amp; education requirements:</strong></p><ul><li>Bachelor&rsquo;s Degree in Construction Management, Engineering, or related field required or equivalent combination of education and experience.&nbsp;</li><li>A minimum of 2 - &nbsp;5 years of prior experience as a &nbsp;construction project manager or assistant project manager required. &nbsp;Experience with commercial construction is required. &nbsp;Experience with ground-up and retail construction preferred.&nbsp;</li><li>Excellent written and verbal communication skills</li><li>Strong organizational and problem-solving skills</li><li>Ability to read and interpret construction drawings, specifications, and other documents</li><li>Ability to work as part of a cohesive team.</li><li>Ability to perform under pressure, evaluate situations and make timely, accurate decisions</li><li>Full understanding and ability to interact with all departments</li><li>Maintains a competitive advantage by staying current with industry standards&nbsp;</li><li>Computer proficiency in the <em>Windows</em> environment</li><li>Experience with project management software required. Experience with Procore, Smart Sheets and/or Acumatica preferred.</li><li>Ability to manage multiple projects simultaneously</li><li>Ability to get a passport</li><li>Prior general contractor experience preferable</li><li>Valid Driver&rsquo;s license with clean driving record</li><li>Able to pass a background and drug screen</li></ul><p>&nbsp;<strong>Physical Demands Include</strong>:</p><p>Routine physical demands for office environment while in the office. &nbsp;Operates all office equipment such as computer, copier, printer, and telephone. &nbsp;While performing the duties of this job employee is frequently required to stand, walk, sit, use hands to finger, handle or feel, and reach with hands and arms. &nbsp; Long periods of time if front of a computer could be required. The employee may occasionally be required to lift and/or move up to 50 lbs.
