    "description": "<h2>Overview</h2>\n<p>As part of our Preconstruction team, our Preconstruction Engineer plays an integral part procuring the next successful project at JP Cullen. Our ideal candidate has a strong interest in the construction industry, passionate about collaborating with teams to develop unique strategies to win work, and has a high ambition to execute at a high level during the planning and design phase of a project. </p>\n<h2>Responsibilities</h2>\n<ul>\n <li>Develop strategies to win and execute work</li>\n <li>Review of plans and specifications</li>\n <li>Prepare project schedules, bids, budgets, and scope documents for clients</li>\n <li>Perform quantity takeoff and price of self-performed work</li>\n <li>Site visits and analysis of ongoing work for the tracking of historical costs</li>\n <li>Collaborate with the preconstruction team, project managers, and superintendents</li>\n <li>Coordinate with subcontractors and suppliers to obtain pricing and complete scopes</li>\n <li>Maintain and utilize our historical cost database and estimating software</li>\n <li>Conceptual estimating</li>\n <li>Negotiate and award subcontracts</li>\n <li>Identify risks to our project schedule, quality, and budget and develop strategies to mitigate</li>\n <li>Preparation of turnover documentation to ensure a successful construction phase</li>\n <li>Participate in training programs among other duties.</li>\n</ul>\n<h2>Qualifications</h2>\n<ul>\n <li>Four-year college degree related to construction, engineering, and/or business, or completion of an apprenticeship and an internship experience in a construction-related position where knowledge was gained in the areas of estimating, construction, and design</li>\n <li>At least two years of experience in estimating is preferred but not required</li>\n</ul>\n<h2>Why JP Cullen?</h2>\n<p>We specialize in the “Tough Jobs” no one else can do.
