          "text": "<p>We are seeking a Project Manager – Environmental Scientist with experience in hazardous building materials consulting to support a variety of assessment, abatement, and compliance projects. The ideal candidate will have extensive experience managing asbestos, lead-based paint, and other hazardous building materials projects while providing technical oversight, client support, and regulatory compliance expertise.</p><p>Responsibilities</p><ul><li>Conduct and manage hazardous building materials surveys and assessments for commercial, industrial, institutional, and public-sector projects.</li><li>Perform asbestos, lead-based paint, polychlorinated biphenyl (PCB), microbiological, and other hazardous building material investigations.</li><li>Prepare technical reports documenting survey findings, laboratory results, and regulatory compliance requirements.</li><li>Develop abatement specifications, work plans, operations and maintenance (O&amp;M) plans, and project recommendations.</li><li>Provide abatement monitoring, oversight, air monitoring, and clearance sampling services.</li><li>Review architectural drawings and construction documents to identify building materials and project requirements.</li><li>Coordinate and communicate with clients, contractors, laboratories, and regulatory agencies.</li><li>Prepare project scopes of work, cost estimates, and technical proposals.</li><li>Manage project schedules, budgets, deliverables, and client expectations.</li><li>Ensure projects comply with applicable federal, state, and local regulations.</li><li>Mentor and provide technical guidance to junior staff and field personnel.</li><li>Support business development efforts and maintain strong client relationships.</li></ul>",

          "text": "<p>Required Qualifications</p><ul><li>Minimum of 10 years of experience performing and managing hazardous building materials projects.</li><li>Experience conducting and overseeing asbestos, lead-based paint, PCB, microbiological, and hazardous building material surveys and abatement projects.</li><li>Strong understanding of applicable federal, state, and local environmental regulations.</li><li>Experience interpreting architectural drawings and identifying building components and suspect materials.</li><li>Familiarity with California air district regulations, including South Coast Air Quality Management District (SCAQMD) Rule 1403 and related requirements.</li><li>Strong technical writing, organizational, and project management skills.</li><li>Excellent verbal and written communication skills.</li><li>Ability to work independently and collaboratively within multidisciplinary project teams.</li><li>Proficiency with Microsoft Word, Excel, and related business software.</li><li>Flexible schedule and ability to perform both office and field assignments.</li></ul><p>Education</p><ul><li>Associate's degree in Environmental Science, Industrial Hygiene, Occupational Health, Engineering, or a related field preferred.</li><li>Equivalent experience and professional certifications may be considered in lieu of formal education.</li></ul><p><strong>Required Certifications</strong></p><ul><li><strong>California Certified Asbestos Consultant (CAC) or Certified Site Surveillance Technician (CSST).</strong></li><li><strong>Applicable California lead certifications.</strong></li></ul><p>Preferred Certifications</p><ul><li>Lead Inspector</li><li>Lead Assessor</li><li>Lead Project Monitor</li><li>Lead Sampling Technician</li><li>Additional industrial hygiene, environmental, or hazardous materials certifications</li></ul><p>Preferred Qualifications</p><ul><li>Experience with subsurface environmental investigations involving soil, soil vapor, and groundwater.</li><li>Experience managing environmental consulting projects and multidisciplinary project teams.</li><li>Prior consulting experience serving public agencies, educational institutions, healthcare facilities, commercial property owners, and industrial clients.</li><li>Strong client management, proposal preparation, and business development experience.</li></ul>",
