Temporary positions may be extended, modified, or concluded based on business needs.&nbsp;</p><p><br></p><p><strong>KEY RESPONSIBILITIES</strong></p><ul><li>Use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment.</li><li>Organize, prioritize, and ensure service requests and repairs are completed correctly and on time.</li><li>Inspect grounds, buildings, and other community features daily to minimize liability concerns and ensure excellent curb appeal.</li><li>Perform turnkey work as required; ensure vacant units are ready promptly.</li><li>Maintain an excellent customer service relationship and communicate effectively with residents, fellow team members, vendors, and management.</li><li>Work with the Executive Director to obtain competitive bids for maintenance-related expenses.</li><li>Understand and adhere to budget guidelines.</li><li>Purchase supplies/vendor services using standard purchase order systems and proper bidding procedures.</li><li>Monitor inventory of parts and supplies at appropriate levels.</li><li>Hire, train, and manage department staff of Maintenance Technicians, as well as housekeeping.</li><li>Respond to resident and community emergencies.</li><li>Coordinate compliance with local, state, and federal building codes, SDS, OSHA, EPA regulations, and fire codes.</li><li>Conduct regular inspections, identify needs, and execute corrections.</li></ul><p><br></p>",
