Discover endless opportunities to grow and make your mark at Hines.</p>\n<h2>Responsibilities</h2>\n<p>As an Apprentice Engineer with Hines, you will assist in the operation and maintenance of various building systems and equipment of each property and become knowledgeable about engineering field responsibilities.</p>\n<p> </p>\n<ul>\n <li><p>Assist with performing preventive maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including, but not limited to pumps, chillers, boilers, air compressors and air handling units.</p></li>\n <li><p>Make adjustments and changes to HVAC and related equipment in order to maintain established operating criteria within the guidelines set forth by the Supervisor. </p></li>\n <li><p>Perform general repairs, maintenance and replacement of building components including, but not limited to: building fixtures and appliances, plumbing and electrical.</p></li>\n <li><p>Participate in the water treatment chemical programs established in the property.</p></li>\n <li><p>Maintain operation logs and files, where appropriate, to include, but not limited to: central plant operations, chemical consumption logs and other equipment or operation inspection logs specific to the property.</p></li>\n <li><p>Apply basic knowledge and skills in HVAC distribution and controls in order to make adjustments and/or corrective actions to resolve work orders.</p></li>\n <li><p>Provide prompt and courteous response to tenant requests within the guidelines set forth by Hines.</p></li>\n <li><p>Maintain ethical, professional, and courteous relations with contractors and tenants.</p></li>\n <li><p>Establish and maintain a cooperative working relationship with the entire operation staff and perform as a team member.</p></li>\n <li><p>Participate and learn all current Hines and property emergency procedures including but not limited to:</p>\n  <ul>\n   <li><p>Assist with directing building occupants with evacuations</p></li>\n   <li><p>Assist with bomb searches</p></li>\n   <li><p>Assist with life safety system alarms</p></li>\n   <li><p>Assist emergency authorities and response teams</p></li>\n  </ul></li>\n <li><p>Develop understanding and usage of fire alarm and life safety systems at assigned property</p></li>\n <li><p>Adhere to all Hines and property policies and procedures and perform all duties in a safe manner.</p></li>\n <li><p>Actively participate in required training activities and seminars.</p></li>\n</ul>\n<h2>Qualifications</h2>\n<p>Minimum Requirements include:</p>\n<p> </p>\n<ul>\n <li>High school diploma or equivalent from an accredited institution.</li>\n <li>One year of related experience preferred.</li>\n <li>Related trade certifications preferred.</li>\n <li>Continually develop building engineering and related knowledge.</li>\n <li>Interact with employees, visitors and contractors with poise and diplomacy.</li>\n <li>Develop sufficient computer skills to effectively administer required engineering programs.</li>\n <li>Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form.</li>\n <li>Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.</li>\n <li>Compute basic mathematical equations.</li>\n <li>Communicate effectively both verbally and in writing.</li>\n <li>Maintain calm demeanor in emergency situations.</li>\n <li>Understand and apply correct usage of all personal safety equipment.</li>\n <li>When applicable, obtain required city and/or government licenses or permits (i.e., Boiler Operating Permit, State Maintenance Electrician’s License, EPA CFC Universal Certification Technician certificate, etc.).</li>\n <li>Work indoors approximately 80% of the time and outdoors approximately 20% of the time.</li>\n <li>Use olfactory, auditory, and visual senses.</li>\n <li>Work standing all day.</li>\n <li>Ability to lift 25 lbs. or more.</li>\n <li>Climb up and down stairs and ladders.</li>\n <li>Access remote work areas and confined spaces (i.e., crawl spaces, roofs).</li>\n <li>Use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting).</li>\n <li>Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.</li>\n <li>Work overtime as business needs deem appropriate.</li>\n <li>Compensation: $47,500 - $49,300; 3% Bonus Pool</li>\n <li>Benefits Information: https://www.hines.com/careers/locations/usa</li>\n</ul>\n<h2>Closing</h2>\n<p>At Hines, we strive for excellence as a leading global real estate investment manager, driven by our by our belief that real estate is fundamentally about people.
