Discover endless opportunities to grow and make your mark at Hines.</p>\n<h2>Responsibilities</h2>\n<p>As a General Engineering Manager with Hines, you will provide leadership, planning, coordination, maintenance, energy management, and employee development programs ensuring Hines quality standards and property operating objectives are met. Responsibilities include, but are not limited to:</p>\n<p> </p>\n<ul>\n <li><p>Establish and implement procedures for prompt and courteous response to tenant and property work orders</p></li>\n <li><p>Provide justifiable support to implement new or modify existing property procedures or tasks</p></li>\n <li><p>Maintain ethical, professional, and courteous relations with contractors and tenants</p></li>\n <li><p>Recommend appropriate engineering staffing levels</p></li>\n <li><p>Demonstrate support and implementation of the Hines Guiding Principles</p></li>\n <li><p>Hire, supervise and coordinate activities of engineering staff while assuring compliance to Hines standards</p></li>\n <li><p>Train engineering staff, including but not limited to: Building systems, Equipment function and purpose, Operation and maintenance procedures, and Hines manpower development phase training program</p></li>\n <li><p>Evaluate and counsel engineering staff on performance</p></li>\n <li><p>Provide engineering staff with property equipment and tools</p></li>\n <li><p>Maintain required OSHA and Worker's Compensation safety and accident reports on engineering personnel and facilities</p></li>\n <li><p>Ensure compliance with all City, State and Federal safety and environmental laws, codes, standards and regulations</p></li>\n <li><p>Direct and maintain an effective operation and general building maintenance program, with accurate up-to-date records on the following, but not limited to: HVAC, MEP, electrical, and plumbing</p></li>\n <li><p>Direct general building maintenance including, but not limited to: Structural repair, Tenant comfort, Door, ceiling, and floor repair, Restroom repair, Painting         </p></li>\n <li><p>Initiate any necessary insurance claims on HVAC and other central plant equipment</p></li>\n <li><p>Maintain current and historical preventive maintenance and repair records on all mechanical equipment</p></li>\n <li><p>Monitor building energy use, produces reports, proposals, and maintains energy management programs</p></li>\n <li><p>Ensure that all maintenance activities are performed in a safe manner</p></li>\n <li><p>Evaluate, recommend, and monitor contractors working at the property</p></li>\n <li><p>Coordinate day-to-day activities of the engineering staff and implement adjustments to parallel changing priorities.</p></li>\n <li><p>Ensure that tenant billbacks are accurate and appropriate</p></li>\n <li><p>Prepare annual budget proposal, monitors, and explains variances from approved budget to actual expenses/income</p></li>\n <li><p>Purchase parts and supplies according to company policy and approved budget guidelines</p></li>\n <li><p>Establish inventory control programs with appropriate parts stocking levels with accurate and timely records of receipts and issues</p></li>\n <li><p>Oversee tenant construction to ensure building integrity</p></li>\n <li><p>Maintain and update blueprint organization</p></li>\n <li><p>Test, maintain, and keep records to ensure emergency equipment in good working order</p></li>\n <li><p>Follow and maintain all current emergency procedures set forth by Hines and the assigned property, including but not limited to:</p>\n  <ul>\n   <li><p>Direct and assist with evacuations, bomb searches and life safety alarms as deemed reasonable and prudent</p></li>\n   <li><p>Assist emergency authorities and response teams in capacity of fire/life safety director</p></li>\n   <li><p>Control engineering activities and building mechanical systems     </p></li>\n  </ul></li>\n <li><p>Comply with all written Hines and regional company policies</p></li>\n <li><p>Actively participate in Regional requests (i.e. committee assignments)</p></li>\n <li><p>Effective preparations of business letters, technical and non-technical reports and memorandums</p></li>\n <li><p>Establish and maintain a cooperative working relationship with the entire property staff and perform as a team member</p></li>\n <li><p>When applicable, obtain city and/or government working licenses or permits, such as Boiler Operating Permit, Apprentice Maintenance Electrician’s License, EPA CFC Universal Certification Technician certificate, City of Houston Maintenance Electrician’s license*</p></li>\n</ul>\n<h2>Qualifications</h2>\n<p>Minimum Requirements include:</p>\n<p> </p>\n<ul>\n <li>High school diploma or equivalent from an accredited institution</li>\n <li><p>Five or more years of experience as a Building Engineer or equivalent facilities technical trade</p></li>\n <li>One or more years as an Engineering Manager or Assistant Engineer Manager</li>\n <li><p>Ability to strategically plan projects</p></li>\n <li><p>Working knowledge of appliances</p></li>\n <li><p>Prior facilities related service assignments</p></li>\n <li><p>Basic knowledge of commercial kitchen equipment</p></li>\n <li><p>Interact with employees, visitors, and contractors with poise and diplomacy</p></li>\n <li><p>Establish and maintain a cooperative working relationship with staff</p></li>\n <li><p>Possess supervisory and decision-making skills</p></li>\n <li><p>Compute discount, interest, profit and loss, commissions, markup and selling price, ratio and proportion and percentage</p></li>\n <li><p>Calculate surfaces, volumes, weights and measures</p></li>\n <li><p>Communicate effectively both verbally and written</p></li>\n <li><p>Write business letters, exposition, summaries and reports using proper format, punctuation, grammar, diction and style</p></li>\n <li><p>Read and interpret a variety of instructions furnished in written, oral, or schedule form</p></li>\n <li><p>Read and interpret manuals, magazines, newspapers, safety rules, instructions in the use and maintenance of shop tools and equipment, and methods and procedures in mechanical drawing and layout work</p></li>\n <li><p>Knowledge and proper use of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.)</p></li>\n <li><p>Knowledge of property management office procedures</p></li>\n <li><p>Work indoors 80% and outdoors 20% of the time</p></li>\n <li><p>Meet the highest attendance and punctuality requirements</p></li>\n <li><p>Work standing all day</p></li>\n <li><p>Climb up and down stairs and ladders</p></li>\n <li><p>Lift up to 25lbs or more</p></li>\n <li><p>Access remote work areas (i.e., crawl spaces, roofs, service ladders, and stairways)</p></li>\n <li><p>Use full range of manual
