The role requires hands-on maintenance work, team leadership, and effective communication with residents and the property management team. We are seeking an experienced Lead Maintenance Technician with a strong background in both leadership and hands-on technical work.</p><h3><strong>Key Responsibilities</strong>:</h3><ol><li><p><strong>Team Supervision and Coordination</strong>:</p><ul><li>Lead, supervise, and mentor a team of maintenance technicians and janitorial staff.</li><li>Delegate tasks and oversee daily work assignments, ensuring timely completion of repairs, work orders, and general maintenance tasks.</li><li>Provide training and guidance to staff, ensuring compliance with safety protocols and high maintenance standards.</li></ul></li><li><p><strong>Building Systems Maintenance</strong>:</p><ul><li>Oversee and perform regular maintenance and repairs on building systems, including HVAC, plumbing, electrical, elevators, and other mechanical systems specific to high-rise buildings.</li><li>Conduct routine inspections of the property, identifying potential issues and addressing them proactively to prevent costly repairs.</li><li>Respond promptly to emergency repair requests, ensuring minimal disruption to residents.</li></ul></li><li><p><strong>Preventive Maintenance</strong>:</p><ul><li>Develop and implement a comprehensive preventive maintenance program for all major building systems and equipment.</li><li>Ensure preventive maintenance tasks are completed on schedule, documented properly, and that equipment operates efficiently.</li><li>Monitor system performance to anticipate and address potential failures before they occur.</li></ul></li><li><p><strong>Vendor and Contractor Management</strong>:</p><ul><li>Coordinate with external vendors and contractors for specialized maintenance services (e.g., elevator inspections, major HVAC repairs).</li><li>Supervise vendor work to ensure it meets the building&rsquo;s standards, is completed within the agreed timeline, and adheres to safety protocols.</li><li>Negotiate contracts and ensure that contractor services are delivered cost-effectively.</li></ul></li><li><p><strong>Safety and Compliance</strong>:</p><ul><li>Ensure that all maintenance work complies with local building codes, health, and safety regulations, including fire safety and OSHA standards.</li><li>Regularly inspect fire safety systems, emergency exits, and other critical infrastructure to ensure resident safety.</li><li>Organize safety training sessions for the maintenance team and conduct regular safety audits.</li></ul></li><li><p><strong>Resident Relations</strong>:</p><ul><li>Serve as a point of contact for residents regarding maintenance issues, ensuring that concerns are addressed promptly and professionally.</li><li>Communicate with residents about upcoming maintenance work or potential service interruptions.</li><li>Handle basic plumbing &amp; electrical tasks in the common areas.</li><li>Complete drywall work inside units only when required (no other in-unit work is expected).</li></ul></li><li><p><strong>Inventory and Equipment Management</strong>:</p><ul><li>Maintain and manage inventory of maintenance supplies, tools, and equipment, ensuring that necessary materials are available for timely repairs.</li><li>Monitor equipment use, ensuring regular maintenance and proper handling to extend its life span.</li><li>Visit supply stores to purchase materials or tools when necessary.&nbsp;</li></ul></li><li><p><strong>Reporting and Documentation</strong>:</p><ul><li>Maintain accurate records of all maintenance activities, including work orders, preventive maintenance schedules, and repair logs.</li><li>Report to the Chief Engineer or Property Manager on the status of maintenance tasks, upcoming projects, and any critical issues that require attention.</li><li>Assist with budget planning by providing input on maintenance-related costs and improvements.</li></ul></li></ol><h3><strong>Qualifications</strong>:</h3><ul><li>Proven experience in high-rise or large residential property maintenance, with at least 3-5 years in a leadership or supervisory role.</li><li>Chillers/ Cooling Towers: Maintenance, troubleshooting, and repair.</li><li>Strong working knowledge of building systems, including HVAC, electrical, plumbing, mechanical, and elevator systems.</li><li>Drywall Repairs: Skilled in identifying leaks and performing related drywall repairs.</li><li>HVAC Systems: In-depth understanding of air conditioning systems, including general troubleshooting and repairs.</li><li>Plumbing: Strong knowledge of plumbing systems, including leak detection and maintenance.</li><li>Excellent troubleshooting skills and the ability to diagnose and repair complex maintenance issues.</li><li>Experience working with building automation systems and maintenance software.</li><li>Strong leadership skills, with the ability to manage and motivate a maintenance team.</li><li>Familiarity with building codes, safety regulations, and compliance standards for high-rise buildings.</li><li>Ability to communicate effectively with residents, staff, and contractors.</li><li>Certifications such as HVAC, Universal CFC, or Certified Apartment Maintenance Technician (CAMT) are preferred.</li><li>Building Link Management Systems: Ability to create, track, and complete work orders.</li><li>Ability to work in physically demanding environments and respond to after-hours emergencies.</li><li>Bilingual in Spanish is a plus.&nbsp;</li></ul><br><p style='margin: revert;
