    "ExternalDescriptionStr": "<p><strong>Position Title: Director, Acquisitions</strong></p><p><strong>Location:</strong> San Francisco, CA; New York, NY</p><p><strong>Your Role</strong></p><p>The Director, Acquisitions, is a senior member of Digital Realty’s regional Investments team, responsible for leading the identification, underwriting, and execution of strategic investments across the Americas — including acquisitions, developments, joint ventures, and capital partnerships. You will drive investment strategy, shape business cases for growth, and lead high-value, cross-functional projects that advance Digital Realty’s global platform.</p><p>Reporting to the Vice President, Americas Investments, you will work closely with senior leadership and key stakeholders across Business Development, Portfolio Management, Design &amp; Construction, Operations, Tax, Legal, and Finance to evaluate opportunities and deliver investment recommendations that align with the company’s strategic and financial objectives.</p><p><strong>What You’ll Do</strong></p><p><strong>Lead Investment Strategy and Execution</strong></p><ul style=\"list-style-type: disc;\"><li>Source, structure, and execute complex investment transactions including acquisitions, land/development projects, joint ventures, and strategic partnerships.</li><li>Lead underwriting, financial modeling, and return analysis (DCF, IRR, accretion/dilution, sensitivity) to assess investment viability and optimize capital deployment.</li><li>Oversee preparation and presentation of Investment Committee materials, ensuring strategic clarity, analytical rigor, and actionable recommendations.</li><li>Manage the full investment lifecycle from initial screening through closing and post-close performance tracking.</li><li>Partner with internal and external stakeholders (including JV partners, advisors, and lenders) to negotiate key deal terms and ensure alignment on commercial and legal outcomes.</li></ul><p><strong>Cross-Functional Leadership &amp; Collaboration</strong></p><ul style=\"list-style-type: disc;\"><li>Partner closely with internal teams to align development, design, and operational considerations with investment objectives.</li><li>Serve as the primary point of contact for investment activity within assigned markets or asset classes.</li><li>Guide analysts and associates in financial analysis, due diligence, and materials preparation; serve as a mentor and subject matter expert across the Investments team.</li></ul><p><strong>Portfolio &amp; Market Insights</strong></p><ul style=\"list-style-type: disc;\"><li>Provide thought leadership on market trends, competitive dynamics, and capital flows affecting the data center and digital infrastructure sectors.</li><li>Identify and evaluate opportunities for portfolio optimization, asset recycling, or capital partnership expansion.</li><li>Contribute to regional strategy discussions and long-term growth planning.</li></ul><p>&nbsp;</p><p><strong>What You’ll Bring</strong></p><ul style=\"list-style-type: disc;\"><li>8–12 years of progressive experience in real estate investments, corporate finance, private equity, or investment banking.</li><li>Bachelor’s degree required; MBA or advanced degree in Finance, Real Estate, or related field strongly preferred.</li><li>Expert-level financial modeling and valuation skills (Excel, Argus).</li><li>Proven ability to lead cross-functional deal teams and manage complex transactions through closing.</li><li>Deep understanding of real estate fundamentals, capital structures, and investment metrics.</li><li>Exceptional communication skills, including the ability to translate financial insights into strategic recommendations for senior leadership.</li><li>Strong executive presence, analytical rigor, and commercial judgment.</li><li>Demonstrated ability to thrive in a fast-paced, global environment managing multiple priorities and stakeholders.</li></ul><p>&nbsp;</p><p style=\"line-height: normal; margin-bottom: 0in;\"><strong>What we can offer you</strong></p><p style=\"line-height: normal; margin-bottom: 0in;\">Our rapidly evolving business sector offers the opportunity to be part of a courageous and passionate team who work together to understand and meet the changing needs of our global customers.&nbsp;</p><p style=\"line-height: normal; margin-bottom: 0in;\">&nbsp;</p><p style=\"line-height: normal; margin-bottom: 0in;\">Join us and you’ll be part of a supportive and inclusive environment where you can bring your whole self to work.
