In this key role, you’ll be the face of our community, delivering exceptional customer service and helping to create a positive and welcoming atmosphere for both current and prospective residents. You’ll be instrumental in driving leasing performance, supporting team development, and contributing to the overall success of the property.</p>\n<h3><strong>Key Responsibilities:</strong></h3>\n<h4><strong>Leadership & Staff Development</strong></h4>\n<ul>\n <li><p>Support the Property Manager in cultivating a motivated, high-performing team.</p></li>\n <li><p>Lead by example through professional communication, integrity, and a results-driven mindset.</p></li>\n <li><p>Promote a friendly, service-oriented office environment that prioritizes resident satisfaction.</p></li>\n</ul>\n<h4><strong>Leasing & Marketing</strong></h4>\n<ul>\n <li><p>Drive leasing efforts to achieve and maintain target occupancy (goal: 99%).</p></li>\n <li><p>Implement and monitor leasing goals, renewal programs, and resident retention strategies.</p></li>\n <li><p>Actively conduct outreach marketing on campus and with local businesses.</p></li>\n <li><p>Support the development and execution of an annual marketing plan.</p></li>\n <li><p>Maintain in-depth knowledge of the property and local competitors through regular market research.</p></li>\n <li><p>Ensure all digital and print marketing materials are current, professional, and aligned with brand standards.</p></li>\n <li><p>Coordinate and promote resident events and community-building functions.</p></li>\n <li><p>Represent the property at university functions and in student programming partnerships.</p></li>\n</ul>\n<h4><strong>Customer Experience</strong></h4>\n<ul>\n <li><p>Deliver first-class service to residents, prospects, and parents.</p></li>\n <li><p>Resolve resident concerns professionally and promptly.</p></li>\n <li><p>Build and maintain positive relationships with residents, staff, university contacts, and the broader community.</p></li>\n <li><p>Foster a sense of community and harmony throughout the property.</p></li>\n</ul>\n<h4><strong>Property & Office Administration</strong></h4>\n<ul>\n <li><p>Maintain accurate and up-to-date records in property management software.</p></li>\n <li><p>Process leases and administrative paperwork efficiently and accurately.</p></li>\n <li><p>Support property upkeep and curb appeal by identifying areas for improvement and contributing where needed.</p></li>\n</ul>\n<h4><strong>Financial Performance</strong></h4>\n<ul>\n <li><p>Assist in achieving NOI targets through effective leasing and cost management.</p></li>\n <li><p>Support rent collection efforts to meet or exceed a 98% collection rate.</p></li>\n <li><p>Proactively identify ways to improve revenue and reduce expenses in alignment with budget goals.</p></li>\n</ul>\n<p><em>The activities listed above may not be all inclusive.</em></p>\n<h2>Qualifications</h2>\n<h3><strong>Qualifications & Skills:</strong></h3>\n<ul>\n <li><p><strong>Education & Experience:</strong></p>\n  <ul>\n   <li><p>Bachelor’s degree preferred, or 2–5 years of experience in student or multifamily housing; or an equivalent combination of education and experience.</p></li>\n  </ul></li>\n <li><p><strong>Systems Proficiency:</strong></p>\n  <ul>\n   <li><p>Strong working knowledge of Microsoft Outlook, Word, and Excel.</p></li>\n   <li><p>Experience with property management software, preferably <strong>Entrata</strong>.</p></li>\n   <li><p>Familiarity with both market-rate and <strong>LIHTC programs</strong> is a plus.</p></li>\n   <li><p>Understanding and adherence to <strong>Fair Housing</strong> and <strong>EEO laws</strong>.</p></li>\n  </ul></li>\n</ul>\n<h3><strong>What We’re Looking For:</strong></h3>\n<p>We’re seeking a <strong>motivated, people-centered leader</strong> with a strong sense of ownership and a passion for community.
